They did borrow from the bank but it's obvious you skimped through the RI details, else you'd read the part about the reasoning behind the RI on top of bank borrowings.

Building valuation is only relevant if REIT want to dispose. Other than that, it is just value on the balance sheet.
RI is to partly finance acquisition (the balance is through borrowings). That will help offset the lower rental reversion (plus there is AEI coming up for Subang Parade and Mahkota Parade, so there will be some rental hit like what happened during the last AEI exercise).

Shopping mall space are in oversupply in Klang Valley/major cities. Distance between malls in smaller towns like in Muar are further apart (assuming that it is not the only mall in the area) and hence will enjoy better rental reversions post-AEI as over-supply issues are non-existent.
It is REITs that wish to purchase malls in Klang Valley that we must be more careful of.

Already stated in the Bursa announcement, buy 1Segamat mall (funding is mix of RI and debt). Can't go 100% debt as gearing will hit close to 50% limit.

Lost RM21 on the sales value of the show. Have to reimburse back RM50 to neighbour store. Total is RM71.

Isn't that why it is called "Reinvestment"? Receive the full dividend and then give instruction for a portion of the dividend to be used to "buy" additional stocks at a discount.
Even if it is RM 500 cash + RM 300 DRIP'ed, the total RM 800 is still considered dividend and forms part of the dividend yield calculation.
