Dear Friends and Investors,
Firstly sorry for the delayed New Year greetings. I was up and about abroad in Europe on a long business trip. Came back last week and took a journey up to Penang to see for myself the reclamation. Though many of the markings and base already set up, at that point work has not start. I believe it's partially due to the current sentiment. There are 2 reclamation, one down south and the other up north of the island.
The one down south of the island (Bayan Lepas) has been given green light by the state government and the north should follow suite. For those who are not aware, north is where the STP2 reclamation near Gurney will start.
I hv no doubt that the reclamation will proceed because the commitment and compensation is sizable.
I would like to bring to your focus 3 things which will be happening
1. Start work
2. UK PLC
3. Partner for STP2
This 3 will bring in the revenue, valuation and reduce the debt. When that happens, the share price will be 2 times more attractive than the July 2014 when the price was pass RM3.

(吉隆坡22日讯)东家(E&O,3417,主板产业股)与槟城州政府签署附加协议,槟城斯里丹绒槟榔(Seri Tanjung Pinang,简称STP)第二期工程,可进行近760英亩的填土工程。
周三,东家子公司丹绒槟榔发展私人有限公司(Tanjung Pinang Development,简称TPD)与州政府签署该协议。
根据协议,从1997年展开的填土工程,槟城斯里丹绒槟榔两期工程须在2022年13月31日或之前完成。
此外,第二期工程中的191.13英亩地皮,将须交给州政府,这包括在新关仔角(Persiaran Gurney)的131.09英亩地皮。
对此,大马投行分析员指出,该项协议将让东家又踏前一步,把万众期待的STP2发展项目套现。
“根据每平方尺400令吉的销售价,从脱售STP2地皮获得的盈利将会非常高,因为成本低。”
早前,该公司已颁发10亿令吉的2A期填土合约给中国通讯建筑公司,为期30个月。
东家已从马银行回教银行和兴业回教银行,取得10亿令吉的银团便利,用作融资STP2。
吸引市场购兴
随着这工程的进展顺利,投资者的焦点将重新放在公司能否在未来数个月,为STP2获得第一级投资者。
同时,这将引起市场对该股的购兴,且显著推高股价。
因此,分析员维持该股为“买入”投资评级,而目标价格为2.76令吉。
闭市时,东家以1.43令吉挂收,起5仙或3.62%,成交量有9万4800股。

Item no1 below is official as per link. Secondly a revaluation of the land around Tanjong Pinang is also in progress. So far there is Ewein in the North East area of the island (same location as STP2) and the psf is high. The exact calculated value is RM1300 however if base on 60/40 rule of development it should be 780psf onwards. More or less the two news will give investors an idea what they are dealing with. There will be another revelation either late Oct or November. E&O has amongst the most foreign channels for marketing in Singapore, Japan, UK and Taiwan. That's why they are confident of 173M. The difference between E&O and other high end, is lifestyle.

I must hv missed the post by Rockford. Even base on 51% it is approx RM2b just for phase2A. So yes it is very deeply valued that's why Amresearch was very gung-ho when they valued it at RM9.47 whereas the calculation range showed RM8.22 to RM10 is very real. Even if lower range ie RM8.22 was used and applied 60% discount, the value would have been RM3.30 very close to the RM3.50 calculated by EnO_Turboblast and the mention July16 2014 RM3.18.
The only difference being this time it will be completed with the tender award and the UK solution. For understanding of general, UK Properties will hv UK PLC having 100% control on each Loxley and Hammersmith Properties while Hammersmith Properties will hv Hammersmith Development under it flagship.

Country coming to a halt and if tomorrow's budget does not ease the tension, Najib will be under tremendous pressure. Financial Instituition has slowed down a fair bit and so has Property development, suffice to say many consider the current situation bottomed. Expected between now till Nov - STP2 tender award - With this, E&O will hv options to move either by selling or JV the Ph2A. Either way the profit will come from sales of right (since all approval is already done), or sales of reclaimed land for development or JV income to develop to obtain first valuation moving forward.
Expected between Nov till Dec this year UK PLC official. This will remove 70% debt with 30% direct income once UK PLC completed. Again this means financial expense will be greatly reduce and will hv higher EBT.
With both STP2 and UK PLC, earnings will be greatly increased and EPS will follow suite

In the calculation target price RM2.51 is base on London PLC alone which will remove the debt risk once listed on AIMS. This was base on reverse calculation of debt ratio from 0.6 to 0.38.it is also consistent with the price of E&O which was above 2.60 before their London foray.

Debt ratio at current is 0.6 looking reduction 0.38. Ratio of that on inverse (0.6/.38 =1.58) on inverse base on current price at rm1.59 * 1.58 = RM2.51 very close to Public Banks RM2.60 trading buy. The calculation does not take into account STP2 psf value however base on RM150 psf as cost with expected RM400-500 psf value undeveloped sale the price will be higher. The number RM2.51 takes into account only the London PLC

Also the reclamation cost include the land concessionaire to state government is only RM150psf approx. according to Terry Once reclaimed , likely resell price is RM400-500 psf. Similarly one of their London property was flip for a 45% clean gain.

All proposal duly passed. Terry Tham explained the delay of STP2 due to cost review as construction material and petroleum price drop. All approval including start work approval given. Now only tender award and it is expected 4-6 weeks by Terry Tham. In addition they will review buying back odd lots as dividen no cash payout

If GK didn't buy it, it would be general consensus of likely insider news general buying since volume was not high today. if Gk buys they are collecting only. Otherwise if general buying due to insider, this will be the catalyst. Check Bursa announcement and decide

EBT up, EBIT up, Earning after tax up, thru land bank sale however Revenue down. Two quarter land bank sale tie in on the revenue recognition delay which i am very sure will come in on 2nd Q results with its current high unbilled. Worth noting is STP2 is in final stages. As mention earlier Aug and Sept will be month of revelation. Expectation will go from dividend to STP2 to completing UK Plc. Having the current current exchange of MYR vs SGD at 2.99, GK Goh is having a feast on this stock.

Public Bank is a prudent bank and hv their place in Asia under different category of excellence. The other 2 Giant bank in Malaysia namely MBB and CIMB are nowhere near with many failed endeavor especially in Indonesia and Thailand. Their dependence on Islamic banking may give some leverage but market is about ability to move dynamically and balancing that with governance

The research link came from Bloomberg. Fact is
1. Top 3 banks are Asian !
2. Singapore has 3 banks within Top 10 - Ocbc, DBS, UOB
3. Top bank is from Hong Kong - Hang Seng Bank
4. Malaysia has no banks within the top 20
5. Only 1 U.S. Bank is within Top 10 and 2 others within Top 20.
6. Japan has only 1 bank however it is rank in 2nd place
7. Criteria is US 100b assets and above and ranked according to various criteria within the requirement of that
8. Even Middle East have 2 banks in Top 20
9. Europe as a whole has 6 in Top 20
Base on this, we learn a few things, namely Asian bank exposure and governance is above many . Singapore being a little red dot in the world map and without natural resources has achieved true governance base on the key criteria of the ranking. The top 3 is known for efficiency, prudence, discipline apart fr stringent governance.

Full Valuation (Current) = RM4.37 Hwang Affin & RM4.73 Ammb. This denotes the discount to the current price of RM1.78
Full Valuation at current does not include full unlock value with STP2 targeted in the RM6.XX range. Expected TP at RM3.20 in the range of 40% to 50% discount from RM6.XX
P/E (TTM) = 14.29. P/E will reduce once earning increases or maintain if price moves up in tandem to earnings. P/E expendable to 20 for this sector Because the realizable value of STP2 has potential either as extraordinary gains if they sell or revenue catalyst for the coming 20 to 30 years while their London property is expanding.
Debt Ratio = 0.6x this will be 0.3x once London properties is privatized. The privatized company is already announced on Bursa however they hv not moved the assets in. Once done it will be 0.3x
In conclusion, E&O will hv their debt ratio reduced, whole having higher earnings in future to support the price per share while still be expandable due to the landbank from STP2 & Penanng growth and London properties appreciation

Yes agree but only because E&O earlier was in prolong downtrend channel. These are the numbers it need to get pass first 1.95 level, 2.09 level to 2.3 (approx) and 2.62 (approx) 2.62 is given by AffinHwang subjected to minimal 500psf for stp2. I believe it will be higher than 500psf

Feel very disappointed so many investors have left. All the good ppl here and I do not want to comment if they are right or wrong but I hope E&O will live up to their side of the bargain by delivering their promises
