if you really got good result, like you said got CGPA 4.0 , SPM 8 As, there is no reason you can't get a scholarship. PTPTN is more likely a study loan, check and understand why you been rejected. Go seek help from MCA or apply finance assistant you could get from TAR or State gov. There must be a way out. I don't believe you will not get even 1 with your result. The important thing is you shall know when to ask for help, rather you keep quiet and think you must depends on yourself. Asking for help is not something you shall shame about. Just my advise.

Labor - Gov has increased the minimum wages starting 1-July, will this not impact to construction sector?
cement, steel, bricks, aluminum - will these not affected by currency exchange rate, electric tariff, GST?
Land price - what was the price per sqft for a vacant land today compare to few years back? just take any example and compare. Are they going down?
DIBS - Gov removed the DIBS scheme, technically it should bring down the housing price as developer no longer bear the interest when during constructions, but did you see price being reduced?

few comments:
1. Gold is not really a good commodity to invest. Warren Buffet never invest in gold. Remember that.
2. We shall not take lottery as example. Lottery and share are not the same, one is gambling, another is investment, if you follow the correct way to invest.
3. Malaysia BLR in average from 1994-2014 shows average of 6.93% . Today the BLR is 6.85% , we are not very far from the average. Remembered in 2007-08 Sub-prime crisis, the BLR still stood at 6.75% , at time our national reserved was far more below what we having today.

I been listening to story of housing bubble since many years back. And today still listening to same old story. I dont see housing price collapsed, it just keep growing if not stagnant. BNM has taken steps in controlling house hold debts and decline unqualified home loan applicant. This will further strengten the banking loan system and down play the speculations.

now the PER around 6 , historically it has been at highest 19 in last 5 years. Say PER 12 , the price shall be $2.04 , so the 2000 shares value translate into $4080 ,
SIGN-WA shall then value to $1.07 , value become 1.07x 250 = $268
In 2014 the EPS was 16 cents, dividen pay out was 5 cents. For this current quater SIGN already achieved this number, with another half year to go. So conservative there should have 5 cents dividend minimum. That probably another $100 for the 2000 shares you owned.
Sum up the total value at assuming PER 12 , Initial invested amount =$2130, expected return 4080+100+268+100 = $4548

excluding broker fees and for simple calculation, if you have bought 1000 shares at $2.13 before split in April ($2130), today you shall own 2000 SIGN shares @ $1.02 today price worth $2040, 250 warrants @ $0.30 worth $75 and $100 special dividend. Total is $2215 .
you paid $2130 and you received $2215, in two months for 1000 shares. That is equal to growth of 24% p.a. , the FD rate today is about 4% p.a.
