I don't understand why need to be so negative. Allow me to share my humble analysis of the result:
Net profit was dragged by property profit margin. You have to understand last year exceptional good margin (>40%) was mainly driven from capital 21. Comparing with preceeding quarter (Qtr 4 2015) or in fact comparing with the last 3 qtrs, the profit margin is actually not much different, hovering between 23% to 28%. The good note is revenue is increasing. This quarter result will be the last quarter result where performance of property division need to be benchmarked against those exceptional profit margin which is the first 3 quarters of 2015.
This time construction division is showing strong profit margin, revenue is only 42 mil (vs 105 mil) but net profit is even better than last year. I view it as positive because order book is not greatly reduced. This will buy us some time while waiting for order book replenishment. I believe the remaining 600 mil order book most likely going to produce high margin because most of them are near to completion phase.
I will top up if there is huge correction.

better analyze how kwasa project able to generate earning for company in next 3 years. if the figure is encouraging, i think property division earning growth is more or less secured. for construction division, less worry due to plenty of opportunity about contract potential, just need to wait for announcement, that's the frustrating part for those who are impatient.

xuewen, I advice you to learn while following sifu guidance. Else you will never stand on your own feet and may fall hard in future. To me, both KC and OTB sifu are really good. Just that both of them has different perspective on certain areas. I learn a lot from both of their sharing.

I think need to wait Gadang to announce what is the estimated GDV of the project. As a benchmark, here are the info I got:
Ahmad Zaki
- plot size 3.9 acres
- total return to kwasa 28.95 mil (equivalent to RM170 psf) + 10% of GDV (15.95 mil)
- GDV 159.5 mil
naza ttdi
- plot size 12.7 acres
- total return to kwasa 88 mil (equivalent to RM160 psf)
- GDV 440 mil
Gadang
- plot size 24.08 acres
- total return to kwasa 165 mil (equivalent to RM157 psf)
- GDV ??? mil
Seems like Gadang bidding price is not bad compare to the other 2.

I agree with felicity that it is misleading, based on whatever latest information which available in public. However the writer may know something which public may not know yet, or it is just poorly written statements which causes confusion.
Nevertheless, as a prudent investor, i do not want to speculate, and i take a more conservatism approach in calculating my fair value, assuming gadang only get that plot of land (not entire land) and with a predefined period of development times until further announcement is made.
Based on that, i still think this award is very positive to the company. The plot is a prime land and it is one of the earliest plot. As we all know, early phases of development of reputable township project always selling like hot cakes. You know that if you've been in property investment before.

The annual report published already. Anyone read it? Don't have time to read it now but I just quickly scan through, here are the stuffs I saw:
- Order books stood at 656.7 mil, unbilled sales at 233.7 mil.
- Obvious changes in top 30 shareholding (as of 30 August 2016 record) are:
- Mr Fong Siling's shareholding increased to 5 mil from 4.6 mil.
- Mr Koon Yew Yin had 2 mil shares.
- Exercise pending approval from bursa, once approved expects EGM.

Gadang already knows that affordable housing is the way to go in this tough times. I foresee more and more measures by government going forward is going to benefit affordable housing sector/first time house buyer.

Nice, at 3rd attempt, gadang closes above 3.00.
Actually, price shoot up now does not really exciting. Wait until it shoot up after the stock split, bonus issue, it is like see your profit turbo-charged up. That's what I call super exciting to the max.

i don't think there is a fix date for the result. It depends on when ah jib kor free to attend the one-stop procument meeting. Hahaha, ...just kidding.

Good management always thinking one step ahead, I like the no nonsense style of management in Gadang.
From Quarterly report:
The Board is mindful of the weak economic condition even with the numerous capital intensive
infrastructure projects that are to be implemented over the new financial year, which provides ample growth
opportunities for the Group.
However, assessing on the overall market developments and tight lending policies, the Group shall:-
- stay focused on executing its current construction activities involving on-going infrastructure projects

- expand on the Indonesian utility operations, with water production capacities to be increased and the

Different type of accounting based valuation show fair price above 3.00, analyst tp also above 3.00, those contract potential and earning and bla bla bla also a real things.

Those who are still holding are not necessary fall under "fall in love with stock" syndrome. It is about knowing the current valuation of the company and valuation keep changing from time to time. It can be higher and higher, causing you to keep holding and holding.

I can understand the worry of some genuine gadang investor. We like gadang due to its potential and its nature where it is slow and steady up up kind of stock. With super investor come into the picture, it will spice thing up and create volatility or negative perception which might causes some discomfort.
But shouldn't stock is like that at the first place, some level of volatility. Gadang is fundamentally good. When there is a dip due to volatility, i am sure others will view it as opportunity to collect, hence balance up. This cannot be true if the stock has no fundamental.
With super investor on the boat, does the contract potential suddenly gone?
With super investor on the boat, does the 7 sen dividend get cancelled?
With super investor on the boat, does the strong earning and balance sheet affected?
With super investor on the boat, does the good management suddenly become bad?
You know the answer. For me, I told myself to stay focus on my target. Cheers.

I was Gadang investor long time way before KYY promoted this counter. I think even before OTB made his position known to public. This buddyinvest is late comer to gadang. When KYY first promoted gadang using "cup and handle" chart, this buddyinvest also talk about cup and handle chart in gadang forum. Now KYY said sell, or "business sense investing" he also talked the same tune. Really beh tahan this kind of people.

Mr. Ooi, it looks like Gadang is rocketing again after the completing the formation of second cup-and-handle. It is a mini size this time.
The mini cup was profiled for a duration of 1 month 11 days, and the handle was formed in 4 days, thus satisfying the cup-and-handle pattern as described in the TA literature of below link
