You must be analysing the company very well. I did some thorough analysis as too, before keep on increasing my stake over here.

Go to 2023 Annual Report, Page 152. Their recently revalued land in Mukim Sg Buloh (revalued in 2023) worth average RM 8-10 Millions per acre.
The rest of their land in same area, valued in 1999/2000, only worth RM 1M per acre. As the revaluation exercise goes on, the NTA keeps on increasing.

Above is just one of the example. Browse through the rest of their assets, just wow! They are safe just because of the family is controlling 48% of the shares. If not, I believe many tycoons out there are aiming to takeover this company 😂

In my opinion, they have the strength in terms of assets, but lacking in terms of business growth appetite and less ruthless for their non performing business.

I think they should divest the education and leisure arms, and put serious focus in RE sector, because it is clearly where the future lies and align with gov policy to move towards net zero carbon ambition.

@dasan784 Do not follow my game plan. I am willing to keep stock for more than 3 years, if I think it has underlying potential in the company. For short/middle term player, you might want to look into stock like mstgolf, lotus & binacom. These counters almost hit the rock bottom and waiting for time to rebound.

@singkalin Yes you are right, in the sense of Directors and Management Team aggressiveness to bossy their business. Hopefully they will find good management team, to capitalise and work on their high value land. I have read their full list of landbanks, very attractive, which located somewhere in Sg. Buloh.

@nemesis You are also right. Their assets are worth double than current value. Just look into some of their revalued land, immediately got double. It explains why despite of low profitability, their value of NTA is keep on increasing.

I have increased my stake in this counter yesterday. Thinking of increasing it further soon (This is not buy-call).
Since u sounds like an experienced investor, do u have access to reach to the directors and get clarity of their future plan?

Balsa Project at Meru Perdana with GDV RM39Mil (this one based on news) and some shoplot development which I estimate at GDV RM10Mil (17 shoplot at RM600K average per unit) had never get any attention. Checking last month, 7 out of 17 shoplots already sold. Unfortunately I don’t have more fund to buy, so just asking only hahaha

This company didn’t get the right attention. I think it is something for their management to reflect as well. Doing good work without getting attention, means nothing haha

I am writing here just to share my analysis. Actually I am doing the forecast base on my analysis. The price movement could be earlier or could be later, depending on news and financial (catalyst or stimulating factor).

If you are a long term investor, this is definitely the company of choice. It is waiting for the right time to explode. Currently their QR looks stagnant because of non performing educational arm and also early phase of solar business.

Actually there is so much potential lies under this company, upon execution of national & state economic agenda (Perak Sejahtera 2030, National Energy Transformation Plan, Madani Economic Plan).

Let me list it for everyone attention:

1. Klang Valley Potential - Damansara Perdana & Damansara Damai development project
2. Klang Valley Satellite - Bukit Beruntung development project to provide cheap housing option for those working in Kl & Selangor
3. Meru Perdana & Klebang Potential - To support “Ipoh version of Shah Alam” housing demand which is continue to grow with the movement of gov offices to Meru Raya
4. Simpang Pulai Potential - Upon the boom of Ipoh Raya Integrated Park, their housing development project will soon to be hot cake like Meru Perdana/Klebang projects
5. Kerian Potential - Once the state & federal gov confirmed the opening of the industrial park, their land-bank values in Kerian will shoot up
6. Business Diversification Potential - Their strategy in diversifying their revenue stream to Renewable Energy. At their current status (Bumis Co) and performance (timely project completion), they are heading the race for Bumis company. But it is going to take 1-1.5 years before the profitability to be seen in QR.

If you ask me, my recommendation for intraday player, this is not your playground.

If you are long term investor, which is including me, this is a counter to watch.

For short term play, this counter will not be attractive playground.

This is a medium to long term game. It will start to attract investors attention when:

1. CGPP Solar Farm in Kulim goes into operation
2. Winning LSS5 bidding base on 2 clear advantages - First, good performance in LSS4 via timely project completion and commencement. Second, being reputable bumis company in Renewable Energy play will give them big advantage to outplay others competition.
3. Improving QR post 1-2 years RE business operations

Until then, we will not see major movement. My forecast, major price movement will start to happen somewhere in Q3 2024.

@nemesis - Great news. Their good track record will put them in top quartile in Perak solar play. Definitely will be the company of choice for future projects.

What most important, they are no longer fully dependent on property play. Energy play is one of the top income industry and they are in the right positioning.

What they need is to improve their shout out. I think they are being too humble in flexing and flashing their muscles. Other than that - biz sustainability, financial strength and asset strength are good already.

My 2 cents.

Definitely I am not going to sell a single lot of my investment here and will continue to topup more if I have more fund. This is going to be a long term play for me 😀

Even with no news on Renewable Energy can already push the price this high, the moment the news on RE or future plans become public, you won’t be able to catch up the sudden burst later.

I think everyone here is too hung up on development in Lembah Beriah. Let me bring you to look into the blindspots for those who are not keen to read and understand the report in detail.

Let me highlight here:

Upside:
1. Solar biz started to generate revenue RM 1.06 Million as compared to same quarter las year.
Current solar biz will generate steady revenue for them.
Game changer will be the completion and operationalisation of solar farm under CGPP in Kulim.
Don’t take for granted their MoU with MajuPerak. If you are well verse with Perak biz ecosystem, you won’t write this kind of statement. MajuPerak and MKLand are the big shot here. Seems like MajuPerak will work closely with MKLand and sell the electricity to TNB. The development of the floating solar power is interesting to be monitored.

2. Kinta District development. You must look into Bandar Meru Raya plan. Government offices will be moved and centralized here. In short, this area will be the ‘Shah Alam’ for Ipoh. The demand of housing for this area will be supported by few big players like Scientex & MKLand.
Currently MKLand has around 70 acres of mixed development land and their project in Meru Perdana & Klebang are an easy sell.

Downside:
The non performing education business eating up their profitability. If there is any decision to divest their education biz in next AGM will be interesting.
