We refer to your Company’s announcement dated 30 May 2024 in respect of the aforesaid matter.
In this connection, kindly furnish Bursa Securities with the following additional information for public release:-
1. To breakdown the sources of funds for the Purchase Consideration, and to state clearly the amount to be funded by proceeds raised from the rights issue exercise completed on 14 July 2023 and details of the other sources.
2. To provide the following additional information in relation to the rights issue exercise completed on 14 July 2023:
(a) actual proceeds raised and breakdown of the proposed utilisation.
(b) amount of proceeds utilised as at the latest date and detailed explanatory note(s) on each item.
(c) amount of proceeds remains unutilised as at the latest date, breakdown of the intended utilisation and detailed explanatory note(s) on each item.
(d) amount of proceeds from the rights issue to be used to fund the Proposed Acquisition.
(e) whether shareholders’ approval is required for the variation in utilisation of proceeds.
3. To provide further explanation, and the terms and conditions, for the payment of the instalments amounting to RM14.45 million (equivalent to 85% of the Purchase Consideration), and to quantify the amount paid as at to-date.
4. To provide the following additional information in respect of the internal assessment carried out by the Group’s management:
(a) to explain the “existing condition”.
(b) to incorporate details on the “recent transacted properties of similar nature or those offered for sale in the area” considered by the management including date of transaction/advertisement, address/location, age, condition, level, type and size of properties, transacted/offer price and transacted/offer price per square feet.
(c) to provide further justification(s) that RM526 per square feet is a “low entry price”.
(d) to tabulate the original selling price of the developer against the Purchase Consideration of each unit.
(e) to explain “Net Purchase Consideration” and the amount added to / deducted from the original selling price of each unit.
(f) whether the Purchase Consideration of each unit is entitled to discount for bulk purchases, and if relevant, to quantify the amount of discount and in term of % to the developer’s original selling price, and to state whether the discount rate is within the market rate.
(g) if no discount for bulk purchases, to provide explanation for such arrangement.
5. To state the Company’s immediate and long-term plans for the retail shops. If they are proposed to be let out, to state the expected rental income per annum.
6. To state the date of launch and the % of completion of Louvre Residence Country Heights Kajang.
7. Since CLASSITA will acquire more than 60% of the retail shops, to explain on the management of the retail shops and shopping mall.
8. Since the properties to be acquired will be used for property investment and trading, to state whether the Proposed Acquisition will result in a diversification in operations carried on by CLASSITA pursuant to paragraph 10.13 of the Main Market Listing Requirements.
9. To elaborate further on the risks of investment in retail shops.
10. To tabulate the financial effects of the Proposed Acquisition on the net assets, gearing and earnings per share.
11. To provide the basis and justification to derive at the rate of 20% of the Purchase Consideration as the agreed liquidated damages in the event of a default by the purchaser, and to state whether it is the standard commercial rate for transactions of similar nature.
Please furnish Bursa Securities with your reply within one (1) market day from the date hereof.

BURSA will be seriously impacted. 50% increased in Stamp Duty and RM200 cap removed will affect big traders dramatically. The good thing is , there will be less manipulations by day traders.

With Paramount Corporation Berhad yielding 8.0% and having paid a dividend for over 10 years, many investors likely find the company quite interesting. We’d guess that plenty of investors have purchased it for the income.
