KUALA LUMPUR (Aug 21): Property prices of high-rise projects and rental rates at shopping malls in the Johor Bahru city centre are now close to rates in the Klang Valley, driven by the effect of the Johor Bahru-Singapore Rapid Transit System (RTS) Link and a strong Singapore dollar.

According to RHB Investment Bank (RHB IB), which has received insights from real estate agency Knight Frank Malaysia, a lot of infrastructure projects, property developments, facility expansions and investments are “brewing” in Iskandar Malaysia, which is formed by major cities in Johor.

UEM Sunrise Bhd (UEM Sunrise) melepasi sasaran pelancaran dan jualan projek hartanah pada tahun ini dengan nilai pembangunan kasar (GDV) RM2.7 bilion manakala jualan mencecah RM1.5 bilion dalam tempoh enam bulan pertama 2023.

Ketua Pegawai Eksekutif UEM Sunrise, Sufian Abdullah berkata, pelancaran projek baharu pada tahun ini mengatasi sasaran awal kumpulan sebanyak RM2.5 bilion.

Beliau berkata, pelancaran projek terbaharu UEM Sunrise di Mont'Kiara, The MINH pada Mei dan pembangunan berorientasikan transit pertamanya, The Connaught One pada Jun lalu menyumbang kepada sasaran untuk mencapai GDV sebanyak RM2.5 bilion pada tahun ini.

Katanya, ia juga menjadikan pendapatan kumpulan akan kekal kukuh dalam tempoh akan datang disokong oleh RM2.7 bilion jualan belum dibilkan itu.

"Pendapatan akan kukuh disokong jualan belum dibil sebanyak RM2.7 bilion. Ia melebihi sasaran pelancarannya sebanyak RM2.5 bilion.

"Malah, kumpulan juga mencapai jualan sebanyak RM1.5 bilion sehingga 30 Jun lalu dan berada di landasan yang betul mencapai sasaran jualan tahunan," katanya dalam kenyataan.

Sufian berkata, pada separuh pertama berakhir 30 Jun 2023, kumpulan merekodkan pendapatan sebanyak RM605 juta didorong oleh kemajuan pembinaan yang lebih tinggi daripada projek pembangunan tempatan.

Beliau berkata, ia juga adalah tambahan kepada pendapatan yang diperoleh daripada jualan tanah, yang menyumbang 14 peratus terhadap jumlah pendapatan daripada pelaburan hartanah, pengurusan kemudahan dan lain-lain.

Margin keuntungan kasar UEM Sunrise juga, katanya, meningkat kepada 37 peratus pada tempoh dikaji berbanding 27 peratus pada separuh pertama tahun lalu.

Katanya, ia disebabkan oleh pengiktirafan penjimatan kos projek pada suku pertama tahun ini.

"Perbelanjaan operasi juga turun sebanyak 11 peratus manakala keuntungan operasi meningkat sebanyak 17 peratus.

"Kumpulan merekodkan keuntungan selepas cukai dan kepentingan bukan kawalan sebanyak RM40 juta untuk enam bulan pertama tahun ini," katanya.

Mengulas lanjut, Sufian berkata, UEM Sunrise juga mengukuhkan kehadiran di Australia, sekali gus memperkasakan projek hartanah luar negara.

Beliau berkata, kumpulan menunjukkan pergerakan yang positif dan ketara dengan pengukuhan Lembaga Pengarah dan pengurusan serta rancangan pengembangan aktif di Australia.

Katanya, pada Jun lalu juga, UEM Sunrise menjalin kerjasama dengan peneraju global dalam pelaburan, pembangunan dan pengurusan perumahan sewa, Greystar Real Estate Partners, LLC, untuk membangunkan projek 'Bina-untuk-Sewa' (BTR) pertama di pinggir bandar Melbourne Collingwood dengan transaksi nilai sekitar A$277.3 juta.

"Ini adalah projek BTR pertama yang dijalankan oleh pemaju Malaysia, sebahagian usaha untuk mengukuhkan kehadiran kumpulan di sana.

"Kumpulan turut memperoleh tapak pembangunan kediaman pertamanya di Subiaco East di Perth, Australia Barat pada 15 Ogos 2023 dengan nilai A$22.185 juta.

"Ini menandakan rancangan kami untuk mengembangkan kehadiran di Australia," katanya.
