Valuation
We arrive at a new SOP-derived TP of RM4.12/share (previously RM3.29/share). This incorporates an increased P/E multiple of 20x (previously 16x) for the property development and property investment segments (excluding Sunway REIT) to reflect the upbeat property sector sentiment. We value SunCon and Sunway REIT based on our latest TPs. As for the healthcare division, we peg the valuation at a 24x EV/EBITDA (previously 20x), to account for its strong earnings growth trajectory ahead driven by expansion plans. Meanwhile, the trading & manufacturing and quarry segments are valued at 12x CY25 earnings. Maintain Buy.
The potential inclusion of Sunway as a new constituent of the FBMKLCI could serve as an added catalyst. Currently ranked 23rd by full market capitalisation, Sunway is eligible for inclusion in the benchmark index and is expected to replace the lowest-ranked constituent stock, AMMB, based on the latest market capitalisation data.

In a RHB Report dated 13 May 2024 Titled [Real Estate - JS-SEZ: The New Chapter of Iskandar Malaysia] mentioned a list of major landowners in Iskandar Malaysia. Further extrapolating from the list, the table below shows the share price performances of these landowners.

Kenanga has been calling downgrade since Sunway has been going up all these while. Not a single analyst TP whether up or down is accurate and yet Kenanga is the worst of call with even the wrong direction. Cant get better than Kenanga when it comes to direction.

Sunway Bhd.'s strong earnings visibility could serve as a re-rating catalyst for the company, says RHB IB analyst Loong Kok Wen in a note. She notes that footfall at the sales gallery of its property project Sunway Iskandar has doubled from last year, with the number of foreign buyers increasing, especially during weekends. Its construction unit is experiencing robust data center-related job flows, which make up 50% of its outstanding orderbook, she says. Sunway Healthcare is aggressively expanding in preparation for a potential listing in early 2026, she adds. RHB raises Sunway's target to MYR5.00 from MYR4.00, and keeps a buy call. A Billion in Bookings

Sunway Property, the property arm of Sunway Bhd (SUNWAY) has recorded a sum of MYR1.1 billion in bookings so far this year, contributed by 14 properties around the nation under SUNWAY’s Signature Series 2024 Campaign.

This marks the third consecutive year of booking growth for the community developer, as SUNWAY achieved MYR800 million in 2022 and soon broke the MYR1 billion point in 2023. Meanwhile, Sunway Aviana in Johor flexed a remarkable 100% take up rate in just the first two months of launch.

Moving forward, SUNWAY announced on 24 July’24 that it plans to launch its first freehold landed homes in Sunway City Iskandar Puteri Johor following this campaign’s success, according to The Star.
