Fundamental is good but cheap group inside to exploit the innocent ones,don't monitor,come back next year if it ever surges.
Never declare dividends,only know how to reward themselves through management fees.
Fortunately the shareholders of Protasco kick them out bcos they never pay dividend,we need to kick them out and replace them with new directors to restore confidence and goodwill.

Any place that have universities,lrt and airports banks sure will progress bcos parents like to put their children near universities,can save a lot of expenses.So it is good for building residences there and shoplots are good for investment.My two friends bought a three storey shop each in Sepang six years ago for RM680/- near the 2nd airport,now collecting rental ofRM7500/-.

Cyberjaya is an education hub and is near two Sepang Airports and port sure can appreciate.It is much better than Iskandar projects which are in oversupplied capacity.Office space is short supplied by developers and condominium space is oversupplied in suburban areas.

Steveooikp,Nexgram owns the land,designs own building and plans the products,applied for plan approval and sells the building by building it with its capital and creditable purchaser which the bank can trust.

The second project sold was RM 300mln and on profit sharing we too can reap profits.In good areas we are not worried the projects will be viable.So good news for all investors,I believe they did the right thing to terminate the contracts with Protasco as they will take off soon.

Normally when you sell a land with ready projects to a developer either you are paid by the developer or progressively paid or given some property free of charge.So the financial loan taken by Nexgram for the land will be taken care by the developer.
An EGM will be called soon for the approval and the detail will be disclosed soon.
