Nemesis, what you said earlier regarding its simplicity is very true !
No warrant, no cover warrant, no loan stock, no right issues etc in order to cheat / request more shareholder's money, or dilute your shareholding, and also incur unnecessary cost for those funny derivatives , just one and only MK Land share !
And yet every year giving handsome dividends DY almost 7% to shareholders !
I hope this tortoise with low and steady pace will win the race against arrogant rabbit eventually !!

MK land JV with Mamoth Empire in few projects already ...
This partnership reminds me of the merger between UEM Land & Sunrise few years back to form UEM-sunrise, one have many land bank and the other have expertise in property development !
Eventually the share price up many times !
I hope they can merge and become "MK-Empire" ! If that happens, Nemesis can opt for early retirement d ! Hahahaha

My speculation again :- they shall have corporate exercise with Mammoth Empire such as take-over or merger , as Empire is reputable for shrewd execution !
If this corporate exercise really materialize, all minority shareholder eg Nemesis will laughing all the way to Paris Hilton s concert party already !

Great news regarding the JV with Empire !
It said at least 82 millions entitlement for the next one year ! Or higher of 22% of GDV !
Meaning next one year sure showing profit on their account by this JV alone !
As I opined last time, they have value land bank but lousy in execution, they shall JV with this rising developer managed by Sean Ng to unlock their land value !
No wonder the share price show strong support recently !
May I suggest they also JV with Empire for 'the shire' project so that they won't screw up again !
(The bad news of the project got halted sounds like they screw up again !!)

Nemesis, 5-10 years down the road, when MRT completed and crossing through their land, the market price for land in super prime area like Damansara Perdana will even go up more and makes MK land even much much more undervalue !!

in fact, I am here to promote MK Land :-
they have net cash & zero debt !
If recession hit malaysia next year, they will SURVIVE !!
They are good in selling low medium cost houses, the demand will be high during recession !
....and thousand ekars of prime land waiting to be developed or even to be sold to liquidated into fat cash !!
Very potential to be privatised by Mustapha Kamal (major shareholder) soon if the price keeps trading in dirt cheap ridiculous price !!

I was waiting for 0.30, but no luck also ...
But I never sold any single shares I hold for 3 years (average cost 40cts), since they keep giving dividends 2cts, 3cts, 4cts per annum for the past 3 years, the returns are better than FD interest, why sell ?
As old Warren used to say :- buy undervalue shares and keep them in the freezer and stay far far away from Bursa monitor everyday, ignoring everyday up and down heart attacking movement, then you will live a healthy life !
who knows 5 year later you open the freezer, you found that your stone has turn to a diamond !

As i wrote earlier, BJ Corp hardly involve in Oil & Gas or CPO industry right ? they shall be immune !
They involve more in consumers, retail, auto, gaming, ... mostly perform well or resilient if recession hit malaysia next year !

Last week I heard many margin players "kena" until losing even their last under wear !!
Look at the positive side :- MK Land is in ZERO LOAN or NET CASH position !
If any recession / property crisis, they are the one who will SURVIVE !!
Since they are the "low cost developer king", which is recession proof products, they will DO WELL !
Remember last time during property down time in 2000-2003, MK Land performed brilliantly !! as they sells recession proof low-medium cost houses (maybe booming business in recession as more people have to sell high end houses to down grade !!)
Hope I am right on this one ! what do you think ?
I am more worry of those with high gearing developer !
Recession will kill them off from Bursa completely !!

Most of their businesses expose to retail-sales, auto, consumer products, gaming, property etc... shall be immune from oil crisis, or in fact might be benefited with lower transport cost / material cost ? Gaming, consumer products are even recession proof business ...

m8829, Mind you, since they are sitting in multi billion value land in Damansara, they don't even need to do anything and sitting there shaking their balls while selling their land piece by piece, quarter by quarter, (not even taking into account that land price will appreciate every year) eventually you can get net cash of around RM2.00 per share as computed by our no.1 fan Nemesis !
Be reminded that this company has ZERO debt ! (yes ! I repeat ZERO debt !) & net CASH !
