Within a space of five days, Country Heights Holdings Bhd (CHHB) had made a significant reversal in its decision with regard to its quarterly results.
Last Monday, CHHB, which is substantially controlled by Tan Sri Lee Kim Yew, announced that it was unable to release its quarterly results for the period between October and December 2023 because there were delays in verifying claims from creditors, as well as ongoing negotiations with a bank on a defaulted loan.
Last Friday, CHHB issued a press release clarifying further the issues related to its accounts. Close scrutiny reveals that the claims by creditors are related to the Mines Waterfront Business Park (MBWP) development and the amount in question is between RM3 million and RM3.8 million.
As for the loan in default, CHHB stated that the amount is between RM72 million and RM79 million and not RM180 million as reported in the media. Nevertheless, CHHB has already received a proposal from the bank to settle for an amount of RM12 million, which is to be stretched over 24 months.
The property developer stated that the board had initiated the necessary accounting measures so that the financial results would reflect its current position.
The loan is tied to the MBWP and Mines International Exhibition and Convention Centre (MIECC). According to CHHB, the assets are valued at RM550 million.
The value of the assets are grossly higher than the amount in dispute. Hence, on paper, there is really little concern over the state of CHHB’s finances. But what’s puzzling is the delay in resolving the matter, until it has led to a delay in the release of its quarterly results.
Timely information is relevant, especially to CHHB, as it plans to undertake a private placement. The proceeds are to be used to refurbish the Palace of the Golden Horses. A delay in results would certainly not help the company get a better price for the placement exercise.
