Investor have more confident now after 2Q result. Previously they r questioning the sustainable earning after EPS jump from pre-pendemic 20sen to last year 36 sen. Positive factors catalyst like booming JB economy, More project launch , Strong RM.

Can hit rm11 soon even if today maybank report a so so or within expectation 3q result . When RM depreciating, maybank div yield 7%, FF not buying. Now div yield 5.5% , FF keep buying bcos their return in USD. RM strengthing will benefit domestic activity & loan growth.

Last 2 day daily volumn of 9m share tell us that
investors are now buying KSL solid earning story even without dividend, which is similar to internet stock.
Stock can continue uptrend with growth drivers remain intact as KSL continue to launch more JB project, higher selling price and thus higher profit margin.

These country rely weak currency to spur strong economy growth & stock mkt. PMX policy is on same path! With 2023 current account surplus drop to 1% from 15% in early 2000, it will swing to deficit soon. As PMX want GDP 4-5% grow yearly, more aid n subsidy for B40, higher govt debt, weak RM is the way to go n new trend!!

Msia current account surplus have drop from 15% in early 2000 to 1.7% of GDP in 2023. With more subsidiary, aids, goodies, higher fiscal deficit, the current account will turn to deficit soon. As so, weak Ringgit will persist and become new trend!
Weak RM mean higher equity cost for foreign investors, thus lower PE & Valuation for Bursa!

CLMT are leveraging parent network to grow the company. Prevously, QBM, Shah Alam DC, and now Nusajaya factory.
The 3 factory RM27m, though small, look like a good deal, bought from Nusajaya TechPark SB, is owned by Ascendas Land (M)SB, Which in turn partly owned by Capitaland Group Pte Ltd.

QR due today. Expect slight Improve result on operation. Improvement of 2 prime mall in growing city of Penang should be able offset the underperformance of 3 KL mall. Expect impairment loss on KL malls.
KL now is a stagnant or slow growth city because of cancellation of mega project. Not only CLMT mall, almost all secondary mall in KL are struggling... So far, govt is not doing anything except for revival of MRT3. The rest is talk only .........

4q23 result better than expected. Div 2.4sen. 2023 rent reversion 5.9%. Trouble Axis Steel Centre@ SiLC found tenant.
Likely qtr div 2.4sen is sustainable in 2024.
Strong emphasis on Green factory make Axis stand out n continue attract tenant.

KSL, a growth stock which earning continued to be driven by JB projects.
In 2023, KSL launched 3 JB township project ie KSL Pulai Bestari (190 acre), KSL Elma (84 acre), KSL Azalea (180 acre). This townships will contribute earning in 2024 and onward. KSL last JB township launched is Mutiara Bestari (100 acre) in 2018.
As for KSL Klang Mall, very low traffic means it is for 'long term investment'. Director is right to reduce mall gross floor area from 2m to 1m sf and refuse to borrow money to finance this mall. Since the mall is completed now, all the shareholders are waiting dividend to be paid again .....

APM outlook look better now as USD seem peak.
APM is a price taker. Proton n Peradua etc offer APM very low margin. When RM drop (or other cost up), APM have to absorb cost n suffer loss. Subsequently, APM will get price adjustment upward.
APM have a few Foreign technology JV partners where their products fetch higher margin.

KSL today announce to buy Bukit Raja Land RM228m.
In 2Q23 quarter report, it has cash RM423m. Its has capital commitment (CC) RM245m. This CC mainly for balance of land acquisition payment like Pulai land RM109m, Pontian land RM102m, Kota Tinggi land RM78m etc.
All this land acquisition will strain KSL cashflow. Doubt KSL will declare big dividend this year. At best, small dividend!

Sure can hit RM1.20 very soon! Volumn surge from 900k yesterday to today 4m indicating big fund is buying. A lot of funds currently are adopting wait & see attitude. As today price go up fast with huge volumn (while other property counter with normal volumn), they will realise If they dont buy early, they may miss the boat at current 'low' price. Look, 3q23 result most likely release new week.
