Cyberjaya is resided with a lot of highly paid IT workers and programmers. There is still demand for high end gated and guarded landed properties as home is a basic need. That is the reason Sejati Residences are still doing quite well as it is selling high end landed properties with tight securities.

Paramount's Sejati Residences in Cyberjaya is selling well. 90% of the landed properties have been sold until today. So, Paramount has bought this piece of 41.41 acres of land to continue developing landed properties in Cyberjaya. Therefore, it is an extremely good move.

Kajang 2 was intentionally kept by MKH for a few years until the infrastructure, MRT1 and KTM Station to be completed before MKH start new launching again. The last previous launching of linked houses was a few years back and they have aldy completed. MKH is saving the best for last.

Accessibiltiy and location wise, Kajang 2 is much better than Eco Majestics, Eco Forest and Setia EcoHills in Semenyih because it is near to Kajang town and connected with rail transportation network.

KSL is developing too many semi-dees in Canary Garden, Klang. They should launch more DSL linked houses and develop the area at a faster pace. This will make the area more vibrant and the completed shophouses along the main road will be occupied. As we know, the demand for linked houses is definitely more than semi-dees as they are more affordable.

2018 will be a good year for Symlife. Sungai Long Interchange of EKVE exact location which lies in Symlife land has been finalised. Symlife will start to launch its first project of this 400 acres development in the later part of this year.

MKH is benefited from the operation of MRT 1. It has 2 highrise Transport Oriented Developments (TODs) along the line namely Saville Cheras and TR Residence in Jalan Tun Razak. The jewel in the crown is township development Kajang 2. Two interchanges leading into Kajang 2 have been completed. The new KTM Commuter station will be completed in the next month. From now on, we will see MKH developing Kajang 2 at a faster pace. There is 515 acres of vacant land to be developed. The first to go is 184 units of linked house in Precinct 2 which was launched two months back in Nov 17.

I have stayed in KSL Hotel a few times when I was in JB. The breakfast there is fantastic and have a lot of varieties. You won't get this kind of rich breakfast in other comparable hotels. I was surprised that the hotel is very well managed although this is their first hotel.

You are right. For both YTL Cement and YTLE cases, YTL was able to get more than 90% during the general offer. Therefore, the remaining shares were forced to sell to YTL and both the companies were delisted.

I have checked the privatisations of YTLCement and YTLE, Both were paid by YTL Corp shares. There were no premiums at all although both YTL Cement and YTLE worth much more. The minorities were brutally ill treated.

This is a better treatment of the transaction. In fact, it is very cheap. 10.6 acre land at the price of RM9 million. Even if Tesco decided to extend the lease until 39 years from now, Symlife can still treat it as investment property. May be after 39 years, the land can fetch RM2,400/sq. ft. (price double every 13 years) which will worth RM1,112 million.

Retail market is very bad at the moment. Aeon, Tesco, Giant are closing down some of their outlets especially those that are making losses. Anyone here can provide some info whether that outlet is doing well or not? How is its business? A lot of customers?

If that is the case that the rental rate can be revised to the prevailing market rate when it expires in 2028, I think Symlife should not sell the land. Furthermore, Tesco may not even want to continue the lease when it expires. A lot of things that Tesco need to consider that includes

a) That outlet is making money or not?
b) Further capital outlay that may be quite massive to renovate or even rebuild the outlet to make
the outlet relevant in the retail market.
c) Competition from other present and future retail outlets in that area like Sunway Velocity,
MyTown, EkoCheras, Redevelopment of Aeon, TRX Mall, Atria Cheras and other future retail
malls in Cheras area..

That 10.6 acre piece of land worths about RM139 millions at the current rate of RM300/sq. ft. That area is developing fast now and has the potential to easily double by 2028.

Symlife should just treats that RM9 million as an 10 year investment and see what will happen by 2028.

KSL has a few hundred acres development near to (within 2km) Ikea Tebrau. They are developing linked houses in Taman Bestari Indah and Taman Bukit Jaya. The demand for linked houses especially in the matured Jalan Tebrau area is still very high. Those Johoreans who are working in Singapore are still buying for their own stay. Johoreans still prefer to stay in landed properties.

KSL is the main beneficialry of Ikea opening. KSL has a few hundred acres on-going developments in that area. KSL are developing linked houses in Taman Bestari Indah and Taman Bukit Jaya which are very near to Ikea. The demand for linked houses are still high especilaly from those Johoreans who work in Singapore.

Hope that the management will sell away the investments and developments in the UK. The developments in the UK are occupying too much of the capital of E&O and increased the borrowings of E&O at 59% of equity now. If they can sell them away, the funds can be used to reduce the borrowings of the company and used as working capital. It is better to concentrate on STP2 in Penang, Elmina in Selangor and Avira in Iskandar Johor. These 3 projects are huge and will keep the company busy for the next 25 years.
