Thanks Justin Ngo. According to the blog, the price calculation (setapak land) is at RM180 psf, please see below:

1. Melaka Land 15 acres = 653400sf x RM5 = RM 3,267,000
2. Setapak Land 2.5 acres = 108900sf x RM180 = RM1,960,2000


land value was trading at least 3.5x at setapak i.e. > RM600-RM1000 psf at market value (please correct me if i am wrong).

Anyway, i believe that the value of the land would worth at least 15mil and this is the "bare" price without development. Hence i believe this counter is still undervalue and we need to wait for Tan Sri Robert Tan to release the value.

Justin Ngo, i have checked with my broker, and he told me that the land in setapak is worth around 15mil and Marco can unlock the value by develop that land into housing estate/commercial use shop lots. It would contribute at least 100 - 150 mil of return to Marco.

I remember CBC got mentions that Marco have 2pieces of land 1 piece in Setapak and 1 piece in Melaka... and both land also undervalue. Maybe Robert Tan want to develop or unlock the value for Marco through develop these lands? Anyone?

Indeed, it needs $ for the project development. But do not forget, keladi can still raise fund through right issue not necessary borrow from bank. I have confidence on management and believe they would be able to handle debt.

Keladi is a cash rich company, as at previous FY quarter, has > RM140mil of cash placed with licensed bank. Also it has zero debt level in his accounting book, from financial prospective, I believe it would be able to handle to carry out the project.

the piece of land is a gem behind the company. i believe the value will be surged at range of 100% - 200% after develop. You may want to check the market value of that piece of land! Worth more than what GBH offered.
