pity those boys who trust calvin, it is kind of social engineering and irresponsible of asking ppl buy without provide fundamental to justify the call. And it is gambling that 'invest' without do ur homework. if u struck, i would suggest wait for the outcome of proton restructure exercise by Jun 2017. Personally i will consider invest bit more below 90c. Do u own homework. i am a minor shareholder at cost ard RM1.

@119, thanks for clarification on the progress payment. If got chance, i will seek clarification with Mr Ku on coming AGM. If indeed, Corporate governance transparency need improve. To me, as a value investment practitioner, I am looking for much longer term and basically use the dividend for part of my retirement income. Corporate vision, strategy plan, executive capability, value is my consideration. I more concern on actual property sale progress rather than Qtr and Annual accounting figure. For JB projects, design of KSL shophouses reserve a huge space in front of the shop, it is high demand. Because of this, it attract me to look at KSL background and business model. For Condo, i understand that the margin at 50%. So, it break-even once 50% of units sold.

hng33, it seem you did very well on day trade or margin trade. i salute your skills.
It may not suitable for anyone without good risk management, self discipline. It can be quite stressful and more sleepless night for old man. I still prefer invest as business, talk to people rather than look at the chart.

i thought property payment based on development progress (not sure about how billing work). From property value perspective, the Mall and hotel are hard asset and market value at RM1B. Thought the revenue and dividend are sustainable as passive income to me.

Hi, i agree with Kenneth on his earlier post. I bottom fish today after make know that Mr Ku bought back and aggressively support the price at $1.25 . Also confirmed the sale progress of Klang project, and not aware of any changes of fundamental and prospect. No clues on any insiders or foreign funds exist. I stay at Singapore, noticed their projects at JB are selling fast and shopping mall / car park are crowded on weekend. yes, i also waiting for CNY ang pow for new Proton.

Property share, affected by politic government. who is going to buy property at current situation, lock in long term physical investment. it is just a normal practise of buy back scheme, more of company is doing that. Wait for the quarter result. Low will go lower.

I hv 10000 shares of it at avg cost $1 each since their directors are buying back. Dir keep buying back does not mean it is undervalue, or reason of buying this counter. It would be smoke screen. I found the most important is profit growth rate. Not consider to accumulate at current price (12x PE) since there is low dividend given and overall poor market mood. Cash is king and slowly bottom fish. m2c.

PS: invest a little bit as attracted by their Sonia bag.

For me, average cost ard RM1.65. Plan to keep it for long term > 3 yrs.
Not aware of any problems with their business, KSL City mall is stable as usual. Property projects are able to sell with higher premium than nearby projects. e.g D'Inspire RM700+ psf compare with RM600+ psf. Semi-D at Kempas Indah is selling fast as < 1M. Dividend policy at 40%. approx ~10cents. Property unbilled sales of RM800m which provides the group more than a year of earnings visibility. Commencement works for KSL City Mall 2 would take place at yr 2016.

Overall, market mood is bad esp property counter. I will accumulate by batch only when there is a technical turn up or good signal from coming quarter result. m2c

Just to highlight that dividend may not come in this year, may need to align expectation with proportional of your investment plan.

I found current price is enough MOS for me and will start accumulate at current level (68.5 to 69), and any price below this level by batch. Target holding for 3 to 5 years if there is no major changes on mgmt and business direction.

I like this business and the mgmt style. I have been accumulating whenever at attractive price thru automate buying. Just keep it for long term growth and dividend. I did nothing, sleep well and collect dividend annually. There is no frustrating and no time wasted on monitoring. .
