Its not weird at all, happens all the time. If the company that borrowed money made bad business decisions and lose alot of money, they won't have money to repay their loans. Bank can only seize the assets of the company, but if the value of assets is not enough to cover the loan, then no choice but to write off as bad debt.

its holding of RHB is 10%....but RHB's contribution of OSK's profit is quite significant, more like 50% look at the last quarterly segmental results.

But I think OPR cut will only affect banks slightly in short term, so overall OSK should go up

I also entered at 0.50, but bought alot at 0.34 so average around 0.37. Will hold long term until it reaches 0.7-0.8 then will consider selling. Still think next year only will see the price shoot up. Last week was just a small correction

long term I think this share is good.

balance sheet is very strong, take a look at their cash and the market value of their land bank should be worth at least RM0.80 per share.

Medium term horizon, they have enough projects to ensure they get EPS of RM0.1 for the next 5 years. Assume p/e of 8 for most property companies, that means their shares should be valued at RM0.80 as well.

Can't look at NTA of land. Their purchase price of the Sri Damansara land is really cheap. Only RM9 per square feet. Fair value of land in Sri Damansara is more like RM100/sq feet

Landbank should be able to last for quite a while I think. They still have 25ha in Sri Damansara and 1000ha plantation land in Kerling, Selangor.

They are launching RM1.6bn worth of projects this year. That should be able to last them for the next 5 years.

But I do agree, if you looking at 10-15 year horizon, they need to purchase more land. The good news is they have 420m cash to buy the land :)

depends on your time horizon. If you can hold for a few years I think this is a good share at this price. They have net cash of about RM420m, which is about RM0.42 per share. I think buying at any price below that should be very safe. Dividend yield is 5%.

Projects launching in 2016 - Rm1,600m
Estimate will take 5 years to complete projects, so average annual revenue - RM320m
Average margin is 25%, so net profit per year is RM80m which is about RM0.08 per share.
At current share price, P/E is about 4.3. Other property company P/E is more like 10 so share price should go up.

Your biggest risk is they don't launch their projects this year. Then you just wait la, Net asset per share is RM0.59 and alot of cash so just need to be patient.

It means some of their loan has been converted into shares. Changes gearing ratio a bit, and reduces effective shareholding of existing shareholders. But its not much, only 850k extra shares.

Yeah alot of sellers too... but no announcement who they are. L&G doesnt really have any large institutional shareholder.
