MK置地（MKLand，8893，主板产业股）计划在明年进行多项可负担房产发展项目，以应付潜在的景气降温危機。
该公司执行主席丹斯里慕斯达法表示，可负担房产的优点在於即使在景气走缓期间，依然可以吸引买家。
“公司接下来将聚焦在雪州、霹雳及吉打州的可负担房产发展计划。”
他在Meru Perdana的房屋移交仪式後的记者会上说，公司创立至今已有28年，期间经历过3次经济衰退，但依然能够屹立不倒，最大的秘诀是拥有一篮子多元发展计划。
迎合市场需求
他指出，MK置地明年将把焦点从高档房产市场及商业发展计划中，转至可负担房产项目，专心建造高品质的可负担价位房地产。
“面对衰退期，我並不感到焦虑，多元计划可支撑公司营业额成长，在景气变好时，公司自然会再迎合市场需求，发展高档房产计划。”
他说，公司拥有大量地库，可用作发展11萬4000个单位的各类型房地产。

霹雳州行政议员拿督沙拉尼昨日代表大臣拿督斯里占比里出席美露柏兰花园移交模型钥匙予105户新屋业主仪式后，在一项记者招待会上，针对发展商MK Land控股公司主席丹斯里慕斯达化卡玛的献议，表示能考虑。
慕斯达化卡玛是马来发展业界巨子，他的集团公司这些年来在全国各地推出经济实惠的房产有口皆碑，因为该公司不谋暴利下，配合政府政策为人民负担得起的房产。
MK Land控股推介房屋
沙拉尼感激MKLand控股公司这些年在霹州推出人民可以负担得起的房屋；毕竟，今日的物价飙高，一般的房屋价格不再是人人负担得起。
他说，一般的房屋发展商都利润当头而在商言商，使到屋价高企下令一般的人民望“屋”兴叹，因此希望出现好像MK Land发展公司一样，继提供人民负担得起的房屋。
他说，今天领取钥匙的业主就可以布置新房，实践人生梦想，不像战乱国家，因为动乱而无法向大马一样兴建屋子让人民安居乐业，人民因此必须珍惜国家既有的和平国度。
MK Land控股公司主席丹斯里慕斯达化卡玛表示，其屋业发展公司实践的工业化建筑系统（Industrialised Building System）或者预制构件，使到该集团推出的房屋都准时交屋而且经济实惠，一般人民都负担得起。
他说，工业化建筑系统是由公司本身直接营运，不假手于人下节省客观成本，因而直接回馈购屋者，这是该公司为何可以在交屋时间以及价格方面胜人一筹的最大原因之一。
也是国家房屋公司董事经理的他说，霹州今年内将完成兴建1085间一马人民房屋。

又一家公司接获私有化献议，这一回将被私有化的公司公司是曾在去年被冷眼前辈点名的ASAS（雅沙斯世界，5975，主板產业股）。

这是一项联合收购计划，大股东出价每股1.70令吉以收购剩余的股权。

个人认为这收购价非常不合理。

原因一、收购价只比股价高一点
ASAS昨天（7月29日）的市价为1.63令吉，1.70令吉的收购价只比市价高出7仙或4.29%。

大股东出手不够大方之余，还显得有点小家子气，让人觉得诚意不足。

此外，对那些之前以高过1.70令吉买入该股的小股东也不利，不仅赚不到甜头，还要倒亏。


原因二、每股收购价低于每股净资产
根据该公司在截至2013年3月31日的季报，ASAS的每股净资产（NTA）为2.15令吉，1.70令吉的收购价整整比每股净资产低了20%。

要以每股1.70令吉收购账面上每股值得2.15令吉的资产，这对大股东来说未免过于划算。


原因三、土地多且未重估
该公司在2012年的年报里头提到，截至2012年12月31日为止拥有大约1158英亩的地皮，而且大部分是坐落在槟州威省一带。

这些地皮的地点良好，很多都是在十多年前买进的，而且这些土地重来没有重估过。现在这些土地的价值可能已涨了好几倍，要是重估这些土地，ASAS的资产何 止倍增。所以相对于在账面上所显示的每股2.15令吉净资产，就显得非常微不足道，ASAS实际的资产可能已远远超过这数目。


原因四、净现金公司
目前，收购方其实已持有41.13%股权，欲收购其余的股权需要付出约1亿9093万令吉的代价。

可是ASAS在目前拥有4164万令吉现金，而且无负债。在扣除这笔现金后，收购方其实只需要付出约1亿4929万令吉而已。



以不足1亿5000万令吉来换取超过4亿令吉的资产，而且实际的资产可能还不止4亿，大股东实在是太精明了！

再加上公司每年最少还可赚2000万令吉（去年净利2725万令吉），几年之后就可以回本。而且必要时还可以将一些资产脱售，到时后可以更快回本。

如意算盘打得响，好比拿糖换间厂。
