Star Residences is a done deal. Now, pending the sales performance for Union Suites.
Just a wishful thinking. Maybe KWSP will enter into a deal with Symlife to co-develop the Bandar Sungai Long.

(1): SymLIfe only need to sell Level 33 to 42?
(2): The rest are all sold to Ascott?

Sigh...the sale of the Taman Midah, Cheras land is highly favourable to the buyer. From the past AGM 2015, Tan Sri has mentioned before that the lessee is Tesco. Some of the forumers here has mentioned before that the land is where Tesco Cheras is currently located. Don't know how true is that.
However, the old Bolton was really cash strapped (after the 1997 Asian Financial Crisis) and they entered into a loop sided agreement with Tesco to lease the land for 30 years (from 1998 to 2028) and received the upfront RM30M odd payment. The stupid thing is the inclusion of the clause that Tesco (the lessee) has the right to extend the lease. The lessee is effectively "owning" the land for close to the next 40 years. Should the clause was not inserted, i bet Tan Sri would fight to get a more competitive rate judging at how he fought with Ahmad Zaki. Hence, the land is virtually useless to SymLife because they cannot develop it. Hence, it explains why the land was disposed at pittance on the dollar.

But I am utterly disappointed about the share price performance .it drops from RM1.07 (highest ) to RM0.96.

Let us keep this story real short and sweet. Let us forget about Sungai Long and all the other projects in the pipeline. We just focus on today - on the projects that they are currently selling - which is TWY, STAR and Union Suites.
If I can explain this to a 5 year-old, then my story is sound and good. Story has it that Steve Jobs just threw the iPhone to a kid and the kid immediately knows how to use it.
We don't need all the marketing mumbo jumbo.
My TP is RM1.50. How I got this magic number? I don't know what is RNAV and don't bother to use it. I just stick with simple PE.

x net profit margin of 15% ------------------> 2
Net profit $300.00
Divide by 3 years $100.00 ------------------> 3

Remarks:
1 RM2B unbilled sales is attainable assuming if Union Suites is a sell out. That is why I keep stressing on Union Suites. TWY and STAR is considered done deal.
2 Using a mixture of high gross profit margin project such as STAR vs lower gross margin project such as TWY (since they bought landbank for TWY at market price)
3 Why 3 years? Because Star project is expected to be completed by 2019/2020 and this has not even factor in the fact that construction is ahead of schedule
4 Actually, shares outstanding is lower because of shares buyback from the company and ESTS
5 Why 5? Because I rank Symlife as an underdog - boring and dead company that no one bothers to dig up

for Star RT1 and RT2 - they need to pay a hefty 8% commission to sales agent.

I would prefer if they tie up with EPF or the big boys to jointly develop Sungai Long....hehehe...but Tan Sri Azman Yahya is well connected. Just look at Star Residences. Tan Sri is able to rope in
- Madamme Tussaud,
- Ascott Residences,
- Malaysia's first FIve STar Michelin Restaurant,
- Star walk of Fame,
- Zuok KL,
- etc.
These are testaments to Tan Sri's "cable".
I am always pondering what Bandar Sungai Long is going to be like? RM8B township leh...what sort of township is it going to be?

@ Azlan88, Bandar Sungai Long is actually an RM8B township which makes it a mid range to high end township. So, you are right that it's balance sheet cannot support this township. Experience has shown that for this RM3B Star Project, they have roped in an JV partner UMLand to co-develop this Star project. So, maybe we can see the same thing happening withBandar Sungai Long .
Right now, at this juncture, I don't know what is the vision for Bandar Sungai Long. What type of township is that ?
