Get ready All Comrades...Next week is gonna be yet another bumper rise for mostly all property stocks...Data Center Development, industrial property and further increase demand for properties across Malaysia should augur well for most developers especially property counters that are undervalued and lagging behind...Property counters like Avaland, LBS and Mkland to my observation are truly battered and undervalued but showing sign of great rebound ahead...MKland is all time lowest but things are looking optimistic ahead we are still waiting for LSS5 to be fully finalised...industrial park development should be the main focus for MK to ascend new heights in 2025...Should break above 0.20 tomolo to scale new high soon....

2025 is set to be a Bullrun year for property sector...Of course the Big Boys like Mahsing, Ecoworld Simeproperty and Sunway are very attractive n promising but they are already very expensive...Why not invest in Mkland that is battered, ugly, undervalued and and abandoned...it offers more value to come as it is dirt cheap and ignored...

Just look at Tanco...Share price at 2.00 but NTA only 0.15 and quarterly Net Profit is similar like Mkland...MK's NTA is 1.04 and its share price is only 0.19 and there is a huge gap n living daylight between its price n asset value...So why are u worrying Dasan!

Mkland is pure Bumiputra Company...If Govt don reward MK, then who else??? To my wild guess, maybe MK will secure at least 50MW from the LSS5...Pls take note that MK's plan of exploring and set up Floating Solar Farm is an independent project that is not part of the LSS5...Even if MK fails to secure project fm LSS5, its plan n venture to set up Floating Solar farm at Bukit Merah will surely take off soon...Just be patient Dasan...Mkland is Ascending New Horizons!!! That is more Renewable Energy Projects and New green Industrial Park at Bandar Teknopolis Perdana...

From your highlighted analysis on their revalued Damansara landbank in 2023, it is suffice to say that it's remaining 190 acres of land in DP should worth more than 2 bil...to my guesstimate, its total value for its 4800 landbank should worth around 4-5 bil by now...Asset rich but earnings weak...they must embark on a corporate exercise to unlock their Land assets...

In 2014, PublicInvest estimated MK's remaining landbank in Damansara Perdana alone is worth 1.4 billion...that was 10 years ago yea...So how much do you think it is totally worth after 10 years later...Here we are just counting the 190 acres of land in Damansara Perdana, we haven't even touch its 4000 acres in Northern Perak and others in Kedah and Selangor Taman Bunga Raya...Now you go find their Land Held For Development under Non Current Asset is stated ard 750-780 mil that is based on book value the land was acquired long long time ago...If you have to dive deep into serious math, Its RNAV if revalued to current land value could sit nearly at 3.00 per share contrasting its share price of just 0.18....What a joke! How could it be so battered n trampled down????

Who would have discovered Tanco which was trading at just 0.30 a year ago, skyrocketed to nearly 2.00 per share after it won Ai Port project in Port Dickson...To me the major catalyst that could lift up Mkland tremendously lies in its plans to develop industrial properties in Northern Perak...they have identified 2300 acres of land for that purpose, in due time that major project should be unveiled in the future...

Rileks Dasan, MK's value doesn't just based on its RE venture in fact that is the least of its entire net worth...We are interested in its 4800 acres of land in which the share price is trampled down at 0.18 and that spark buying opportunity as it is deeply undervalued...I understand ur feelings as u failed to earn money on this slow counter...But ur time will come one day, u just need patience to persevere when its share price is doomed...even if MK fails to win LSS5 project, it doesn't decrease it's land value...its RNAV is above 2.00 per share while the share price is just 0.18 indicating that is totally mispriced...

11MW output from its kerian solar farm is too small to channel profit...Mkland needs at least 500MW in total to create deep impact to its Solar earnings...So lake Floating Solar farm is the answer to this calling to channel huge recurring income to MKland...I believe they might secure more than 300MW from the LSS5 to solidify mkland as a prominent Solar player in the RE industry...

Now this is the danger of investing in a company that has little asset...once its earning is crippled n lost, it will drop like a brick as it has little assets to support its share price...Bermaz has just 0.63 NTA against its share price of 1.50...maybe the only support is it's high dividend payout but if earnings drop drastically, dividend will go stagnant too...

Avaland has already planned 1.5 bil launches next year 2025 so its total unbilled sales will continue its strong n sustainable growth moving forward...this is definitely a growth stock in the making now the only catalyst to propel the stock higher to align to its fair value is dividend declaration which I believe is possible given its strong growth...

Any idea whether Avaland is gonna announce dividend policy soon? With current unbilled sales of 986 mil as of end of Sept, that should provide strong earning visibility for 3 years to come...its parent company Ayala Land is a dividend company so hopefully Avaland will also share its profits as dividend with shareholders soon...
