Mkland will be the biggest winner of tis Budget 2019 as it deals with affordable housings...its Rumah Selangor Ku in Bukit Beruntung n its affordable housing projects in Perak will see good take up rate due to the incentives the govt introduced for the first time house buyer below 200k...

I believe Budget 2019 is very good for the Property Mkt as it will boost demand for house ownership for the first time house buyers...Property purchases should increase in the long term with tis measures...RPGT tax is good as it discourage a house owner to sell his house after 5 years hence prevents oversupply and stabilise the property mkt...MK should get more affordable housing projects fm the govt soon...

Mkland Annual Report already out...Its remaining 4800 acres of land has estimated GDV of 16 Billion...No dividend proposed tis year...Perhaps they want to reserve cash for 2019 launches... Affordable housings still remain its core development...

Malton will usually do private placement, NOT Right Issue...So Don worry just buy before you regret...Price is still very low now...When Dividend is declared by end of tis mth, you will never see 0.50 again...

It should rebound back strongly next week as dividend is coming delivering Div yield of more than 5% better than FD rate...It is time to bargain hunt next Monday...1.2 bil unbilled sales coupled with some construction earnings is enough to deliver sterling return in the long term...Just don wait just acquire as much as you can next Monday...If possible just dump in all Ur life savings into it surely you will thank me in the future...

At 0.21 there isn't anymore downside as it has hit the mother of all rock bottom...any good news soon especially Budget 2019 pertaining to affordable housing such as Rumah Selangorku will surely send back Mkland to full price recovery...MK has a bigger role to play for Budget 2019 since it is related to Tun Mahathir...We have a new Shining star next year...

Now the most important question is property overhang will get worsen as recession is coming...So be careful of company tat has high gearing even though they are profitable...High borrowings can kill a company during recession...Right Issue is never never never never never a good sign in all market condition...A good company will never ask extra money from shareholders...Right Issue to repay debts is the worst of All as it brings no benefits to us...

RV...exactly...tat is why he pressed down the price to all time so tat you will panic sell all Ur shares to him to increase his control on the company...22% holding of Symlife by Tan Sri will only exposed the company of hostile takeover...After he increased his holding to at least 35%,it is hard for other predator to take over Symlife...it will test Ur patience when it goes even lower...

RV123...tis Right Issue is a good opportunity to increase Ur participation in Symlife future tremendous growth...Tan Sri Azman is keen to strengthen his grip on tis company fm 22% to above 35% and will emerge single largest Shareholder of Symlife...BUT the risk is what will the take up rate for its future launches gives most of its properties are more to medium to high end property...its 935 mil unbilled sales will provide earning visibility for the next 3 yrs but its bank borrowings or debts remain at all time high even after Right Issue...On the Bright side they have jewel in the crown Sg Long n Lembah Ledang project tat has a combined GDV of at least 14 bil...But again how are they going to fund these projects since they have a tight balance sheet...Another coming Right Issue in the future or another slash in dividend due to poor cashflow??? Hope you make a good choice...time will tell
