Now my greatest concern is maybe they will postpone the proposed property launching in Damansara Perdana to 2016 or 2017 as property sector is having a long slowdown and sluggish sale...I believe the future could be worst for property counters...just get ready for the bumpy ride ahead!

Darren i guess u had acquired a substantial stake in Symlife...Otherwise u won't promote it optimistically here...In fact the awareness created about tis stock here will only spike up the price so we can't be able to buy cheap anymore as we have to compete with other buyers to get lower price...The best time to buy an undervalued stock is when NO ONE mention about it or no analyst wrote about...Whatever it is i hope it will stay below 0.85 for another one more year and less investors knew about symlife...

unbilled sales mean total revenue of properties tat is sold or gross development value...Let say symlife sold 2 houses priced at 800k per unit it means tat total unbilled sales for tat period is 1.6 million...However tis unbilled haven't deduct building material, work cost, land cost, marketing expenses and etc...In Malaysia property developer profit margin is between 16-19% of unbilled sales or GDV value...Let say 18% of its unbilled sales of 667 mil u will come to a figure of total net profit of 120 million...Finally u have to divide it by 2 yrs depend on how long d property be completed...If u divide let say by 2 yrs then annually symlife will rake in 60 million in net profit tat will come to a total EPS of 19 or 20 cent which is very good result...BUT if developer is building houses on its own landbank then its profit margin is much much more higher at least at 30% of its GDV values...Symlife coming qtr result will outperform when its 667 million unbilled sales kicks in soon...

I didn't pay 0.42 cts for their management...I paid it for their Damansara Perdana 170 acres landbank...Have the company's price so low and undervalued tat even an idiot also can run the company tat can bring out high return..."Price is what you pay, value is what you get" U paid a low price for a company tat even a lousy performance can turn out to be a spectacular performance...Tat is what value is all about...In the long run it is a weighing machine...

have to be patient Ah ha...Have to wait at least 10-15 yrs for its values to be discovered and be reflected in its share price...If u can't wait and wanna get fast and instant profit then u should buy something like Frontken, KNM, Skpres. BIOHLDG etc which surely quarantee excitement and maybe fast profit as it is always within top 10 top volume...Unpopular stock like Mkland will surely go unnoticed for many yrs to come SO have you got wat it takes to wait tat long till u retired...

One thing for sure investment in property counters will bear 0 investment return in 2-3 years to come as property sector is having recession and prolonged slowdown...The only thing tat will give us some small return is dividend, otherwise don expect capital appreciation from property counters no matter how good the company is...GST only dampen demand for properties as our spending power has been weakened...So investment in Mkland will also be sluggish and stagnant just hope that Mk will sell more land to maintain positive cashflow...It is greatly feared tat in 3 yrs to come Mkland could trade unchanged at 0.42 or lower thanks to property slowdown...Profit is the major and only factor tat will drive up share prices, without which shares will not get go up no matter how undervalued it is...prepare for the worst as Mkland coming launches in Damansara Perdana most probably will not sell well due to property downturn...

tat cheapskate OLH also wanna swallow our dividend...So he declared 4 cts dividend for himself and his gang only...Minority shareholders have to pay back d 4 cts dividend to him...I have never seen anything like tis b4, dividend once given and received have to take back....Mr Ooi, could you pls explain to us why the offer price is 1.56 instead of 1.60 as stated previously...What is wrong here??? Is it legal practice to deduct d 4 cts dividend from the initial 1.60 voluntary offer price? Does it mean tat by end of tis year when they declare another final dividend 4 cts, then the offer price will be readjust lower to 1.52 after deduction of the final 4 cts dividend??? PLSSSS voice out!

If Mkland Sell all its land it could bring in at least 2 billion gross net profits...After deducted its cheap land cost which they acquired long long time ago let say 600 million...So 2 billion- 600 million= Net profit of 1.4 billion...So if u divide by its total share outstanding of 1.2 bil shares u will come to at least 1.16 EPS...At 1.16 EPS accumulated net profit it should worth at least 1.00 and above...

of course i am happy it drops back lower again but last week i bought it at 0.445 which caused a big big frustration tat has cost me more than 6k extra cost...IF i buy now it is very much cheaper i can save back tat few thousands to buy more shares right...If tomorrow drops more then my previous purchase has becoming more and more costly...In stock investment every cent counts and our job is to make sure we acquire it at lowest cheap price in relative to its intrinsic values...The price tat we paid for a stock wil determine how much profit we are gonna earn fm a stock...If u overpaid for a stock, u lose!!!
