Calvin, mulpha does trade at good discount to book value. but isnt this common for many property counter at Bursa?
FYI - i am also from SIngapore. just helping my sibling to manage my late dad m'sian counter

but you mention it is now nearer to the low which isnt true if you factor in the capital reduction.
it is common for stocks to trade at substantial discount to book value. there are tons of them on Bursa. for e.g one of your favourite mulpha also trade at discount but at least mulpha is making money. karambunai don't make money for many years. and to admit i didnt check what is the discount to book value?

someone posted a few day ago when you show the low and highof KARAMBUNAI CORP BHD share price
what is your comments re: capital reduction? after accounting for capital reduction, is the current share price of 6.5 sen considered nearer to the low? i have to admit i have dont no research on this counter

calvin, have u missed out that kbunai did a capital reduction in 2013 ? meaning even at highest peak of 29sen, it is actually only about 5 sen. now at 6 sen, kbunai is actually at about 1 sen only at its peak. With rights issue after that, it is even worse. IF kbunai continue to make loss, once NTA goes into negative, PN17 or failed to pay its huge debt, PN1... you are doomed, because next will be suspended and delisted.

Yuanlong57, been Holding UOA for many years and they don't make many acquisition. Not really sure of Amfirst is a better value now but at least Amfirst is trading at higher yield and a discount to NAV. But heard Amfirst properties are located in areas where there are oversupply. Does UOA reit face this?

I sold 10,000 at 1.71 and 10,000 at 1.75 today. 5.9% yield may still be higher than FD and in my opinion, I dont think office reit deserve a premium to NAV unless you are a health reit.
Are their properties located in area where there are under supply such that they deserve a premium? Sorry I am from Singapre so that familiar with the property market in Msia.

I have 41,800 UOA reits. Does it make sense to sell UOA reits and buy Amfirst reit? Both are office reits but Amfirst is trading at discount to NAV.

just bought 50,000 YTL-LA @41.5 sen and 50,000@42 sen 1 week ago. Buying for the decent current yield of 3.67% (based on 42.5-42 sen) and waiting for the 1.32 conversion ratio to kick in from 7th-8th year onwards

bought 174,000 ASB-LA at 7.5 sen last week. Been Queuing a few day and finally got some. buy 7 sen and sell queue is 8 sen and i am the only one buying at 7.5 sen. buying it for the LA 4% yield + possible capital appreciation

I am from Singapore and this is my maiden posting. My late dad left us (my siblings and myself) with some M'sian stock. Due to the weak ringgit vis a vis Sing dollar, there is no point changing back to Sing dollar. so I am helping my family to manage his M'sian portfolio since he passed on.
One of the counter he had is 200,000 shares of MK land bought at around 36-37 sen. I can't remember exactly when he bought MK land but I am quite aware of his transactions as he had always update me whenever he bought/sell his stock.
He pass on 2 year ago and I took over his portfolio. the first thing I did was is to add another 40,000 of MK Land at 29.5 sen just before the General Election when I chance upon a research report which gave a target price of 80 sen.
I recently found this site/thread. I am now more convinced of MK land after reading the comments here and will certainly look to add more of it.
