If had bought few unit property last few year, max cash flow can play 200k to rm1mil is normal. Let say u buy 1000 lot approx 500k and aim 3 year return by profit 500k cos unbilled sale for next three year a lot. But this half year no matter how colorful result, i only know no ppl pick up ur call when u call their office . I had make few call to know their company growing in future from their staff not website. Again no ppl pick up my call, this raised my curiosity. Again, never play the counter if u unable to understand them well such as csl, talamt, etc..
I just wannna to share u all use ur real money n time to invest this company, so don just judge by its financial report or annual report. First is their propert respond very good? Who can prove it, any property agent who sold their property can share? 2nd, why all their general line of nobody answerd the call, any expert can know how to contact them? Again, from its company cash flow, it had very good cash flow it mean it can accumulated share to its maximum by using third party to prevent touch 33% grey line but they didnt do it or we should we think big boss too kindness, let ushad time to accumulate n pick low, after few months goreng high which share profit together? All question i can't solve so i remain outside n never touch it no matter how low of its price
They are buying a piece of land at subang jaya, unfortunately they found out the land previously is using for mining, so there are going to abandone this project due to higher substructure construction cost !
Happy new year & Happy Trading, hope theis share have good new end of Feb and Aug 2015 give same 2% dividend; I not request high, Good new mean still have profit RM25M/quarter or RM0.04/share.quarter, then one year have RM100M or RM0.15; PE=10 to value RM1.50; 2% = RM0.02/RM0.50 current price, equal to 4% of return, Let me continue accumulate until long term.
This may be due to 3 reason: 1) Investors are wary that profit is at all time high and is coming down (Afterall this is a cyclical company) 2) Introduction of GST, RPGT & Reluctance of banks to lend money might cause sales drop in properties counters. 3) Everybody thinks the property bubble is popping.
Nevertheless, It's a great counter in the property sector. Watch the bursa properties index, it's not doing very well compared to other industries. However, It may take some time (to some extent, few years) for the value to be fully realized.
My expectations on this counter: 1)Next quarterly result might be disappointing. 2)Bonus issue (rumored) might be a good catalyst. 3)Second dividend to be much larger than the first.
I wonder how the astoria project in ampang is doing.
How to defined good share ? First, profit company at least past 3 years. Next it prove had constant dividen, bonus share, big share holder buy back the share from open market to show big share holder had confidence about their future of the company. Is l &g done it ? First, it prove is a profit company latest 3 years, first dividen announced, bonus share rumor or proposed? Buy back? Actually by La, it increased the share number it mean dividen or value of shareholder are depreciated... it can be traced from major exercised of past 6 mth converted la to mother share. So far, this company will not raise any local fund interest.. so again, is just small fish play each other..buy only with this 4 factor, profit, dividen, bonus share, big shareholders increased percentage of their share.. again, i not so confidence or trust of their poor management..this can be seen also no local fund manager involving this share from past few years record...
The astorial project should provide a sustainable earning for next year quarters with targeted GDV of 900m. By then, they should announce the township project in Lembah Beringin, Selangor for 2,500 acres. So this company is definitely will have good growth for the few years.
