Let me share some of my experience here.

In 2007/08 US crisis, when the share market start to drop 2-5%, many people still buying, no one believe crisis is coming, everyday they average down, and no one willing to cut loss, everybody full hand with stock. Wait until market almost drop 15% - 20%, then only people start to realise that something is not right.


In 2010/11 europe crisis, when market start to drop 5%, many investor quickly cut loss, only some newbie get hand burn during the period. Since every investor are so smart, and everybody hold cash on their hand, market start to rebound, and all the money went into market again.


In 2014 crisis, when market start to drop 2-3%, many investor (especially those who encounter 2007/08 crisis) start pull hand brake, take profit or cut loss, all choose to holding cash (minimum 60% cash in hand).

Now, you tell me, will the market continue to crash like 2007/08, or it will be round like 2010/11?

Hi all, this afternoon I just went to visit Rimbayu Project. From Kota kemuning go to Rimbayu, you will passed by SAB estate.

It was a beautiful land, huge and nice. Now it was planted with some infant oil palm tree.
So now I believe that for the next 5-10 years, SAB will not sold the land.

But if let say the economy is going well, not property crash, and Ecoworld, IJM and Tropicana has developed that area to become a vibrant city, LRT conneced to that area.

Then at that time, I believe SAB land are worth RM350 - RM500 per square feet.

Based on MOL price of USD10.60, the market cap for MOL is worth USD207mil, which is equivalent to RM650mil.

If BJCORP owned 37% of MOL, that mean there is another RM230mil value of quoted share to be appear in BJCORP book (before listed, MOL worth nothing much in BJCORP book, because this type of IT company do not have tangible asset to be value).

But now since it is listed, the value of RM230mil can be appear in BJCORP book.

It is the time for us to find more spare money, to standby for market crash.

In year 2008, the market crash has hit me very very bad.
My net worth from positive become negative few hundred thousand.

The lesson I learn from that crisis is:-

1) Make sure you have the holding power.
As long as you have the holding power, you can ignore the share price.
The drop in share price is just a temporary illusion that make you confuse, as long as you are still holding the share, the price will come back one day (provided that the company has good fundamental).

For example:-

I bought 500k unit of XXXX at 26 sen in year 2007, then it drop to 9 sen during the financial crisis.
I know it is a good stock, because I don't have the holding power, I had no choice but to cut-loss.

If I had the holding power, I don't look at the share price at that time, when come to end of year 2010, it went up to 46sen.

That mean, instead of losing 85k, I suppose to gain 100k.
That mean, in total i lose 185k.
That mean, if I had the 185k, I could even make more money in year 2010, 2011, 2012, 2013.
That mean, actually I lose more than few hundred thousand.



So now, what you need to do now is start raising fund to protect yourself:-

1) Refinance your house (but the procedure might take you few month)
2) Apply for personal loan (fast but interest quite high)
3) Apply credit card (nowadays many credit card provide cash facility)
4) Raise fund from friend & family member.
5) Collect money from your debtor (provide them some discount for early payment)

If let said market did not crash, all your counter went up to the previous level, you should even happy, as i believe the gain must be higher than the cost you incurred for raising the above fund.

6 years ago my fren also laugh at me, because I have loss RM300K with RM200k debts to be paid.
At that time I was young, and every night I stay at room and blaming myself.

My salary was only RM3k, and this RM150k is all short term loan (i.e. amount owing to stockbroker, credit card, personal loan, fren loan).

But I never give up, I try all my best to settle all my loan, I never default anyone of my creditor, I pay them on them, I find side income, I study very hard on how to make money from stock market.

4 years later, i successfully settle all my old debts, and at the same time I have investment of RM200k, financed by a new debts of around RM200k.
All these new debts are good debts, that mean these are the debts that helping me to make more money.

And today (for year 2014), my salary income + passive income + business income + investment gain is almost RM200k per year.

Although RM200k is not a lot for some people here, but it is very meaningful for myself.

Because I know this RM200k will help me to generate more n more RM200k.

Actually I don't know why so many people here don't like Calvin Tan.

Personally, I like Calvin Tan.

I don't see any problem with the stock he promoted.

I don't know so far how many stock he has been promoted, but so far i appreciate him to reveal those GEM stock for us.

He said Golman Sach is holding BJCORP share. This is the truth, the annual report show Golman Sach is the top 10 shareholder.

People though the stock move up from RM0.49 to RM0.585 is very high d.. But they forgot this stock was actually dropped from RM1.50 to RM0.47... so now RM0.565 is just 35% of its historical growth..

During the past 7 years, did BJCORP growth stronger or become worst than year 2007?
Did you see more n more starbucks, more n more Mazda car, more n more cosway...etc.

In year 2007, NTA is RM1, but share price is RM1.50.
In year 2014, NTA is RM1.3, but share price is RM0.565.

BJCORP own so many property and land, and you know the property price at least went up DOUBLE from 2007 to 2014. and the NTA is still reflecting the original cost value.

So why you think it is expensive now?

Today closing will back to RM0.585... then a lot of people will start regreting.

i call my fren who is a senior manager in audit firm, this is his opinion.

Agreed with Kahhoeng, the one of gain of RM188mil from disposal of BJAUTO was not reflected in the P&L, as BJAUTO is a listed company, the fair value is already reflected in the Balance Sheet oredi. That means, the double entry would be:-

Fixed assest reduced by RM230mil
Current asset (i.e.cash) increase by RM230mil

No change will be reflected in its P&L.

In other word, BJCORP actually did very well this quarter. The operating profit before tax is RM200 million. That mean, all business unit of Berjaya Corp (i.e. lottery, retailing, property, services...etc) is making profit.

Compare to last quarter (ignore the one-off impairment loss of RM227mil), the profit before tax was merely RM124mil only.

It means the operating profit is improved by 61% compare to last quarter.

LOL, The Edge reporter try to cheat public investor. They hope public investor let go their share so that they can buy more!

My friend told me today Chinese Newspaper Sin Chew got a special edition leaflet, and GSB has 1 page story there.

Normally this type of special edition leaflet is only for certain location only. e.g. Klang Area, PJ Area...

I hate this type of company. It is just a way for them to transfer the money out from the company. This TSSB got nothing, except the piece of paper from the Fiji Government.

I never been to Fiji (i believe many of us also never been there), so it is very risky to believe that this TSSB will develop the City, how long it would take, what is the progress....etc.

This is even risky that those China company that claim they have few hundred million cash in bank account, their factory get burn but cannot claim insurance....etc.

One thing sure is RM24million will be transferred out from the company.

So in the Balance Sheet you will see:-
i) Cash redeuced by RM24mil;
