（吉隆坡9日訊）大馬房地產界鉅子丹斯里林剛河指出，以持有的地庫價值來看，依海控股（IWCITY，1589，主要板房產）股價嚴重被低估，該股應介于4.50令吉至5.30令吉，符合每股重估凈資產值（RNAV）。

IWH執行副主席林剛河接受《中國報》專訪時指出，IWH在合併前每股重估凈資產值為5.30令吉，與依海控股合併后則為4.50令吉。

國內最大地庫持有者



“換言之，我們的股價應該介于4.50令吉至5.30令吉，而不是現在的1.70令吉、1.80令吉。”

他進一步指出， 預計將在6至9個月內完成一系列合併和重組作業，IWH股本將隨之增至43億股，之后加上持有可贖回可轉換優先股（RCPS）的股東可將手上持股轉換，最終股本最高可達63億股。

屆時，IWH將擁有7400英畝土地，地庫價值達300億令吉。

林剛河認為，只有每股股價達到4.50令吉，才能追平該公司所擁有的地庫價值。

此外，林剛河還說，未來公司股價若不達4.50令吉，絕不會尋求雙邊上市。

“要達到300億令吉市值，每股股價必須先達到4.50令吉；如果我們能夠達到（這個價格），我們就會考慮雙邊上市，因為這一切最終都是回到成本問題。”

針對股息政策，林剛河認為該公司並不需要成為股息股，但這部分還有待進一步討論；該公司考慮定義自己為資產資本增值股，將收入用做投資其他資產，擴大資本基礎。

另外，若以城市土地的持有率來看，林剛河說IWH將是國內，甚至是區域內的最大城市地庫持有者。

復牌大熱衝高一度漲17仙

停牌3日后的依海控股，週四復牌表現亮眼，盤中最高漲17仙或10%至1.81令吉，深受追捧。

該股開市后直往上奔，在交易1小時內，即衝上全日最高點1.81令吉，且交投火熱，為十大上升股及十大熱門股之一； 休市時稍微回緩至1.74令吉，揚10仙。

閉市時，該股報1.76令吉，揚12仙，交投量8557萬1300股。

在合併和重組計劃的一環中，IWH最終將進行4億一級股票配售和2億二級股票配售，進行籌資，但價格待定。

在1對1換股后，原本依海控股的62%公眾持股將減至12%，為達到至少25%的公眾持股，該公司必須再配售13%的股票，計算約為6億股。

IWH不是單純發展商

“你不可以把我們看作發展商，發展商是我們的客戶，他們會向我們購買土地，然后發展那些土地。”

林剛河強調，IWH並不是大家所謂的發展商。他指出，該公司有一個“三分生意模式”，即三分一收入來自售地業務、三分一來自于售地對象共組的聯營公司，另外三分一則是自建后出租收入，如醫療中心和金融中心。

該公司一般上只出售60%或70%的地權，剩下的40%或30%則是共組聯營公司；前者可提供現金收入，后者可在未來持續提供經常性收入。

吸引外資不看膚色

作為大馬大塊城市土地的主要規劃者，林剛河說這些城市發展計劃為國家帶進外資，對國家影響很大，最終使國人受惠。

詢及是否瞄準中國資金？林剛河笑稱，錢沒有顏色之分，合作對象當然也不看國家和膚色。

“今天中國有錢，我們跟中國人合作。明天印度有錢，我們就跟印度人合作。我們也跟西亞合作，帶他們到柔佛。我們對所有人開放，不管是日本或其他國家，我們都不設限。”

仍看好隆市新山房產需求

“看回1997年金融危機時期，大家都說新山已經過于擁擠，但我們就是從那個時候開始的，我們在那個時候收購了很多土地，很多銀行拍賣的土地。”

林剛河說，每當詢及房地產過剩問題，他就要帶大家回溯這段歷史；他認為，只要有完整的經濟發展計劃，不管是新山還是吉隆坡，這些黃金地帶都還有很大的發展空間。

“從2006年依斯干達推出至今，新山較其他州屬，成為國內最有活力的經濟區。為什么？因為經濟走廊計劃。”

他指出，IWH攜手政府推出經濟走廊計劃后，所有的發展商爭相進入這個市場。

“同樣的事情，會在吉隆坡發生。”

他說，佔地486英畝的大馬城（Bandar Malaysia）計劃將帶來更多的發展，涉及數百個行業，所有人都會湧進來，會是另一個市中心；最終吉隆坡將成為區域城市中心。

IWH手持兩個關鍵地庫，即吉隆坡市中心的大馬城和柔佛面向新加坡的整片海濱城市地區；大馬城第一階段（150英畝土地）最快將在今年第3或第4季動工。
