Example you have 3 properties worth 5 million in accounting book, outstanding loan 3 million . You business is making loss and your accountant has advised you to do impairment write off the properties book value to 2 million. Now your NTA is negative 1 million.

After you resolved the cash flow problem and the business is back on track, your accountant will tell you now your do revaluation for your properties. Reverse the impairment back to 5 million. Suddenly the NTA become positive.

Accounting magic !!!
