Awesome, wish you all get to jump into this bandwagon last week or beginning of this week, even price hit CIMB TP RM1.85 consider cheap also. Malaysia Vision Valley(MVV) and HSR station in Labu Seremban will impeccably boost the land value adjacent to the area.
Based on CIMB research, if they took MVV and HSR mega developments as catalyst for SIMEPROP, then we should not discount on other listed property counter such as Matrix and Asiapac which also held big parcels of landbank on the mentioned loacation.
Do your homework, hunt for the unpolished gems through Bursa website in this weekend.

I have different perception on SIMEPLT. CPO price had plunged from RM2750 to below RM2500 currently, based on current price RM5.00, PE 20++, sanctions risk from EU and India hike the CPO import tax. If keen to buy, better wait for 4.00~4.50

Well done Psiptek and its managements, net profits margin increased gradually from previous corresponding quarter of 1.5% to 4.2%. Net gearing reduced and cash in hand increase RM1.948mil hoarded to RM10.189mil.
I confident that Psiptek started to reap fruits from previous investment in IBS and pre-cast method for construction jobs. More efficient and save cost.

Don't always waiting fortune fall into your pocket. Yes, there is no guarantee profit without rendering efforts on research and study the facts.
If you're genuine or value investor, you will tirelessly down to earth and visit the company construction sides, examine the work progression.
If you did, you will be acknowledged by the status and work progression of Psiptek. For example, in third quarter(July to September) Puncak 7, rapidly elevated from 8th floor to 12th floor, so the company will be able to bill the buyer, this will account in coming quarter report. This called FACT.
Do not invest in something you don't familiar with. Empty-fact to predict the share price movement is a ticking time bomb to trash your wealth.

Show you guys another hidden gem held under BPURI. The market has missed out or overlooked this winning arbitration of a total RM950mil claimed from National Highway Authority of Pakistan.
That is why Warran Buffett or veteran investor MR.FongSiling(coldeye) always earnlestly urge fellow investors read and find the unpolished gem in company's annual report and quarterly report instead of listening to rumours or tipping.
If you read BPURI quarterly report consistently, you will find out the company's had concluded court listening and won the arbitration since finalast quarter of 2016. The company has shown out the below massage at recent quarter reports under B8 chages in materials litigation (page14).

2. Bina Puri Pakistan (Private) Limited (“BPPPL”) v National Highway Authority of Pakistan (“NHA”)
BPPPL had filed an application under Section 20 of the Arbitration Act, 1940 of Pakistan Court to refer
the disputes out of the unlawful termination of the concession agreement by NHA to Arbitration.
The Court in Pakistan had directed the parties to proceed with arbitration where BPPPL has claimed
Pakistani Rupee (PKR) 26,760,300,964 (RM950 million approximately based on PKR28.2 to RM1) from
NHA as damages (including loss of profit), interest, cost and expenses.
The arbitration has been concluded, pending Oral Submissions before award to be delivered by the
Arbitrator.
The estimated maximum exposure to liabilities is minimal as no counter-claim was filed by NHA against
BPPPL. The exposure to liability would be in terms of cost and expenses incurred in bringing the matter
to arbitration, including commitment to the contractors and consultants engaged, both local and in
Pakistan.
According to BPPPL’s Solicitors, there is more than average probability that BPPPL has a strong case
with a reasonable likelihood of success.

Don't forget Bpuri has successfully listed its power asset, PT Megapower Makmur TBK on Indonesia stock exchange on 5 July 2017. This had raised approximately RM15.9mil from the IPO exercise. Upon listing, Bpuri effective stake in the power unit will be 44.8% after enlarged public shareholder base.
This exercise done in 5 July 2017, which is 3Q17. So the unlocked value of its power unit will be showed at third quarter report next month. This would be the SECOND reason volume boost recently, after the intrinsic value of LATAR. That is why value investor keep accumulating this hidden gem.

Yes, cash flow must take into account when we decide to invest in company neither bluechip nor smallcap stock.
Bpuri cash flow consider tight but manageable, most of the contract are awarded from government, so the contract receivable is at very low risk.

Wow, happy to see another value investor like Calvin sniff the valuable assets roofed under BPURI. I would like to grasp this opportunity to share some fresh info according to Budget 2018, final budget allocation for West Coast Expressway(WCE) budget from Banting, Selangor to Taiping, Perak slated to complete in 2019. It is an alternative expressway to get rid of traffic congestion during the festival seasons in the existing North-South expressway. Hence, LATAR expressway will be benefitted from WCE upon completion, it will link and bridge the immense surrounding population from KL to WCE.

Nothing to be anxious about Bpuri, its sturdy fundamental yet still trade at immense discounted price. If you do your homework and go through the company annual report, you will be able to dig out the hidden gems swathed in Bpuri as below:
1. Main Place Mall USJ21
2. KL-Kuala Selangor highway concession(LATAR Highway)
3. RM1.5bil unbilled construction order books.
4. RM3bil property developments unbilled sales.
5. PT Megapower Makmur (MPOW) ) listed at Indonesia Stock Exchange on 4th June 2017.

Based on back of the envelope calculation, Bpuri worth at least RM1.00~RM1.20/share, yet its now trading at huge discount or 0.4x of its book value.
