KUALA LUMPUR: The semi-annual review of the FTSE Bursa Malaysia Index Series has seen Sunway Bhd promoted to the top 30-stock index and AMMB Holdings Bhd demoted to the FTSE Bursa Malaysia Mid 70 Index.

The index series is reviewed on a semiannual basis in accordance with the ground rules of the respective index.

Other moves in the FTSE Bursa Malaysia Mid 70 Index, include AEON Credit Service (M) Bhd taking the place of AEON (M) Bhd, and the inclusion of four property companies.

They were IGB Real Estate Investment Trust, IOI Properties Group, Pavilion Real Estate Investment Trust and Sime Darby Property.

Astro Malaysia Holdings Bhd and Berjaya Corporation Bhd were also taken out of the FTSE Bursa Malaysia Mid 70 Index.

The FTSE Bursa Malaysia Hijrah Shariah Index saw the entry of Inari Amertron into the index as Greatech Technology Bhd exited.

All constituent changes take effect at the start of business on June 24, 2024 (Monday).

The next review will take place in December 2024.

The FTSE Bursa Malaysia KLCI, which is part of the FTSE Bursa Malaysia Index Series, is widely used by investors as the primary benchmark for the Malaysian capital market, including derivatives, through the FTSE Bursa Malaysia KLCI Futures and the FTSE Bursa Malaysia KLCI Options.

The benchmark index is also tracked by several index-linked financial products, such as exchange-traded funds.

The FTSE Bursa Malaysia KLCI reserve list, comprising the five largest non-constituents of the index by market capitalisation, are AMMB Holdings, Dialog Group, Gamuda, IOI Properties Group and Malaysia Airports.

The reserve list will be used if one or more constituents are removed from the FTSE Bursa Malaysia KLCI in accordance with the index ground rules during the period up to the next semi-annual review.

FTSE Group and Bursa Malaysia have partnered since 2006 to provide a suite of indexes for the Malaysian capital market.

Sime Darby Property announces internal reorganisation plan
吉隆坡:森那美产业有限公司 (Sime Darby Property Bhd)提议进行内部重组,以精简其结构,将其划分为独立可识别的业务流,以更好地反映该集团的多元化业务。

重组成功后,森那美将把所有资产、负债和业务转让给其全资子公司,并纯粹作为一家投资控股公司运营。

根据提议,该集团旗下的所有城镇开发项目将转让给各自的子公司 - 森那美地产(Bukit Jelutong)私人有限公司、森那美地产(City of Elmina)私人有限公司、森那美地产(Lagong)私人有限公司、MVV Holdings 私人有限公司和森那美地产(H&L)私人有限公司。

森那美地产表示,此次重组有望为各子公司的核心业务活动提供战略清晰度和重点,并更好地服务当地社区。
它补充说,实施明确的乡镇划分将能够更好地评估每个乡镇的绩效,每个乡镇的财务和运营绩效将被明确划分并分别报告。

同时,集团的管理服务业务将转移到SDP(Management Services)Sdn Bhd,专注于为房地产开发业务、投资和资产管理业务、休闲业务和内部共享服务提供管理服务和支持。

该公司表示,此次转移可以帮助该部门集中资源,更好地协调、简化运营、消除低效率,并优化资源配置和利用。

该集团已根据 2016 年《公司法》第 366 和 370 条通过成员安排计划与其子公司签订了重组协议。

拟议的内部重组须经股东及相关部门的批准。

Google launched its 4th data center in SG. Total investments is 6B. Google only invested 2B in Sime MY. Lots of growth potential in MY. Sime Prop is main beneficiary. Amazon AWS has three locations in KL, NSembilan. Sime is a must buy.

Data Center are not anything special from normal Industrial Building---Data Center
real Cost are the Control Panel that store Data ( 75% of Total Investment ) Real beneficiary next 50years are TNB and Water supplier "Syabas" Selangor or Ranhill Johor. KPS is the sole beneficiary next 50years as water chemical supplier to Syabas ( mother
and Son )

The tech giant’s announcement of MYR1.74bn in capex for the first Google data centre (DC) and Google Cloud region may just be the beginning. The potential impact of this on earnings may be under-estimated. Our new TP reflects the incremental value of the contribution from the Google facility, as well as the faster turnaround of Sime Darby Property’s industrial parks ahead.
The USD2bn investment by Google. Last month, Google announced its commitment to invest USD2bn in Malaysia. The Google DC at Elmina Business Park (EBP) will power the tech giant’s popular digital services, such as Search, Maps and Workspace. When operational, Malaysia will join the 11 countries in which Google has built and now operates DCs. Note that, in the Asia-Pacific, countries and areas where Google Cloud operates include India, Singapore, Jakarta, Hong Kong, Taiwan, Japan, Australia and Seoul.
The remaining MYR7.5bn of investments may come later. So far, Google has only announced its DC and Google Cloud region, which are worth about MYR2bn (or MYR1.74bn, based on the contract value secured by Gamuda (GAM MK, BUY, TP: MYR7.08)). We think there could be further investments for subsequent phases (which may be what the remaining MYR7.5bn is for) in EBP at a later stage. While the initial Google DC is estimated to have a capacity of 80MW, the entire 49-acre site earmarked for Google at EBP could accommodate 200-250MW, based on our estimate.
Expanding its assets under management (AUM) aggressively. The DC investment is expected to boost SDPR’s total AUM significantly from MYR4.4bn currently (includes a concession arrangement for Bandar Universiti Pagoh). By FY26, we think its AUM may be worth MYR6-7bn, which could generate a total recurring income of MYR120-130m at the operating level. We raise our FY26 earnings forecast by about 3% to reflect the initial contribution from Google DC, as the facility may only be completed in 2H26.
SDPR has both landbank and a robust balance sheet to accommodate more DC demand. SDPR is well-positioned to capture the prevailing investment wave, driven by global tech giants, in the South-East Asia region. The company currently has five industrial park projects with a remaining total land area of >2,000 acres, and we believe that the basic infrastructure facilities are ready at these industrial sites, since projects are ongoing. SDPR is an experienced player in industrial development, and the segment now accounts for 30% of its total property sales.
