795 conferred with awards in conjunction with Agong's birthday

Yang di-Pertuan Agong Sultan Abdullah Sultan Ahmad Shah arrived at the Istana Negara this morning and was welcomed by Prime Minister Dr Mahathir Mohamad and Deputy Prime Minister Dr Wan Azizah Wan Ismail.

His Majesty then inspected a guard of honour mounted by four officers and 103 men of other ranks from the First Battalion of the Royal Malay Regiment, led by Mohd Shaiful Amir Omar.

A total of 795 individuals will be conferred federal awards, honours and medals in conjunction with the Agong's birthday this year.

Of the total, 42 received their respective awards, honours and medals at the investiture ceremony held at Istana Negara today.

Three outstanding individuals head the list of recipients, who will be bestowed the Panglima Mangku Negara (PMN) which carries the 'Tan Sri' title.

They are Chief Justice Tengku Maimun Tuan Mat, Chief Secretary to the Government Ismail Bakar and Malaysian Armed Forces chief Zulkifli Zainal Abidin.

Meanwhile, 15 others will be conferred the Darjah Kebesaran Panglima Setia Mahkota (PSM), which also carries the ‘Tan Sri’ title, while 30 individuals will receive the Darjah Panglima Jasa Negara (PJN) and nine other persons will be conferred the Darjah Panglima Setia Diraja (PSD), which both carry the ‘Datuk’ title.

Because the country needs the money more to save the people the homeless the kampung folks. People that will vote. AA is gone. Bankrupt even deeper than other airlines. Some in PAS (although their leadership does not disavow such sentiments) have always used signs of misfortune as an indication of God's anger with the sins of those afflicted. When a tsunami killed party goers in Indonesia, instead of sending messages of comfort and consolation there was an almost triumphant cum vindictive statement that it was punishment from on high for partying and rock concerts.

No wonder PAS is so silent. Perhaps it might be wise not to take God's name in vain?

All season stockmarket traders, investors and speculators knows these rules. Financial market i.e stockmarket recovered first before real economy. Thats why no surprise the FBMKLCI and Dow Jones had performing well these days. FBMKLCI is already 16%++ and Dow Jones already 33%++.

Its up to you whether you want to take risk or not. Its your money. Normally, people will start chasing when the stocks is already 300%++ profits..so don't be those 'smart' people. For Ageson 7145, everything below 30sen is considered cheap based on track record.

Like i said your money your call. Do deep research and don't only rely on investment house only. By God willing, you will succeed. Don't want to take a risk, just put your money at EPF and Unit Trust..:)

Actually, Not all subcon are bad.

Not only MRT, almost all construction sites got accident occurred, for MRT such huge project just 3-4 cases considered very less d. Other small project maybe ur current house got pipu died during construction period u also dont know.

Cuz will old faster and low pay. Just like Singapore construction always got vacancy for Malaysian or Indonesian engineer. Because Singaporean want work inside office.
FYI for project like MRT, people in mmc gamuda who doing all these paper work is very high paid

Reducing residential overhang units

Fernandez also opined that previous requests made by the Real Estate & Housing Developers' Association Malaysia (Rehda) to the government could help address residential overhang units in the country.

These include bringing back the Home Ownership Campaign, reviewing real property gains tax (RPGT), Standardising threshold prices for international purchasers in all states, and reviewing the loan-to-value (LTV) ratio cap for third home purchases.

"The review of loan-to-value ratio caps, in particular, may be effective, as traffic data on the PropertyGuru Malaysia portal showed the most queries for apartments, high-rises and condominiums, with price ranges from RM900,000 to RM2 million in March and April to date.

"This indicates that demand for these segments remains high, but may remain unexpressed in transaction data due to policy or financing barriers. Addressing these would go a step towards facilitating the absorption of overhang units by the market," said Fernandez.

Financing in property segment

For loan applications, Fernandez said mortgage applications in the United States, for example, have dropped by as much as 30 percent as they move along their Covid-19 infection curve.

In Malaysia, this would be under the purview of Bank Negara and given that loan applications require property valuation, this is a challenging task under the present circumstances, as the priority now is rapidly disbursing of financing facilities to the sectors, businesses and households hardest hit by the pandemic.

"We foresee loan applications growing during the recovery phase as pent-up demand reasserts itself.

"In China, this has seen sales tripled in the tail-end of their Covid-19 infection curve, implying even higher loan application growth. It remains to be seen whether domestic numbers will match or exceed China’s example," he added.

M'sia may not face worst-case property market scenario post-Covid-19

Malaysia may not end up with the worst-case scenario for the property market post-Covid-19, given its much healthier state of financial fundamentals today.

PropertyGuru Malaysia country manager, Sheldon Fernandez, said measures were already in place to manage the industry's decline even before the Covid-19 outbreak.

"Based on previous crisis years, the upper limit of this decline would be about 10 percent, as overall house price growth dropped by 9.4 percent during the 1998 Asian financial crisis and its accompanying Nipah virus outbreak.

"This was, however, a worst-case scenario as the 1998 crisis was financial in nature," he told Bernama.

Fernandez said the impacts on prices for individual property types will vary.

For example, he said the 1998 Asian financial crisis saw detached home prices declining by 13.6 percent, while terrace houses and high-rise properties were relatively resilient, with declines of just -4.8 percent and -6.2 percent. respectively.

Covid-19, MCO impacts and buying sentiment

Fernandez said Covid-19 and the movement control order (MCO) have undoubtedly had a downward impact on buying sentiment, which was already decreasing before these events.

"This was seen in our PropertyGuru Malaysia Consumer Sentiment Study for the first half (H1) of 2020, which saw Malaysia’s Property Sentiment Index dropping two points from 44 points in H1 2019 to 42 points at the start of this year.

"People are focusing on just surviving, and bread and butter issues are the order of the day. As such, many property decisions will be delayed, leading to pent-up demand," he said.

On whether speculation would continue post-MCO, he said while its mechanisms are still under study, the property market has repeatedly demonstrated a tendency to “bounce back” following periods of crisis and short-term decline.

Aside from pent-up demand re-expressing itself once market conditions improve, this tendency may also be due to investors restructuring their portfolios to manage risks and prioritise undervalued properties.

"With market recovery at the earliest foreseen in H1 2021, along with Covid-19/ MCO impacts on rental rates and moderating growth as the economy matures, this would favour long-term investment, as opposed to short-term speculators or flippers," he said.

The relaxation of MCO will come with heavy costs if not handle properly. Social distancing, limiting passengers travelling in public transports, observe personal hygience, wearing of mask. The exit should be gradual. Probably according to the present zoning. Red zone areas should be strictly monitored closely.

It has been a stony 2-month road. But we have together managed to climb that mountain with success and satisfaction. For sure we did experience fits and starts especially at the beginning, there were some who were ignorant, a few dangerously irresponsible. To our immense gratitude, there also were so many who were selfless, sacrificing time and comfort, risking health and safety in commitment to serve the public.

Yes, we still have daily fresh cases, and regrettably, deaths also. Yet looking at the wider picture we have done more than reasonably well, we have reason for pride and relief. Many of us believe we seem to have crossed the crest, the remaining journey ahead is downwards, it is smoother, the light at the end brighter and so much closer. Do we now say we have slain the foe, we can remove our guard? Do we end MCO?

Right now our greatest concern should be towards the roadside trader and the daily-paid worker. How did they cope each day for 60 days? How will they manage if the MCO is extended? A mosque near my area made an appeal for donations and it broke my heart to learn that “RM50 can feed a family for 2 weeks.” RM50! How wasteful I must have been, where a meal or even a dish would cost more than RM50.

Then we have our frontline heroes. How tired they must be by now, serving the ill, manning the roadblocks, attending to our essential needs. Their bodies and spirits must be crying out silently for rest. How can they pause if duty summons with an extended MCO? The icon for this surely must be Noor Hisham Abdullah, meeting the media each evening, spending the whole day toiling over reports and plotting fresh strategies.

If somehow the interests of these 2 groups could be protected stronger, then the obvious vote would be to let MCO remain a while longer. We may already be home safe even now, yet there is that possibility that things may take a sudden savage turn. Why take that chance?

MCO will bring continued challenges, difficulties, and inconveniences. But let us not spoil the ship for a ha’porth of tar. MCO must be extended until certainty is at hand.

In extending the MCO, the govt should take into consideration of the economic disaster that will fall on the nation and consequently on the Rakyat at large. The businesses can be wiped off if the MCO is extended. Yes MCO should be localized to the affected areas only ..not the whole country. It is the people who should heed to medical advice to be safe and save the nation. Many Malaysians are careless and are giving police and medical teams tough time.

一只黑天鹅,已足以翻天覆地,此次两只黑天鹅同时出现,触发了人类一场世界性的浩劫,是谁也没法预料得到的。

这两只黑天鹅,就是冠状病毒病瘟疫和石油市场的崩溃。

中国人忧患意识深

在瘟疫之战中,中国为什么会做得最好?

答案是:中国数百年来面对无数的天灾人祸,受尽凌辱,忧患意识特深,一见灾难冒现,就如惊弓之鸟,立刻采取最严厉的行动应付。

为什么欧美面对浩劫,手忙脚乱?

我的看法是:

①欧美都养尊处优太久,养成了“太子爷”的心态,没有忧患意识,疏于防患,反应迟钝。

②此次打击最大,死人最多的意大利、西班牙、法国和英国都是过去的殖民地宗主国,靠搜刮殖民地的财产创造了优裕的生活,缺乏应变的能力,只有德国,在二战的废墟中崛起,政府和人民都有警惕心,故在此次瘟疫中死亡人数较少。

③意大利、西班牙和法国都是文化艺术深厚的国家,人民崇尚艺术,爱好自由,对灾难的防患及发生后的应对,都是最弱的。

④在欧洲中,意大利、西班牙和法国都是濒临地中海的国家,气候温和,面对严寒气候的欧洲其他国家人民,都喜欢到这3个国家旅游,瘟疫的传染特快,这3国的医疗无法应付,只好听天由命。

为世人带来何启示

⑤在冠病中死亡的多数是老人,这3个国家最多寿星公,在医疗不足以应付突变时,只好放弃没有经济价值的老人,以保住有家庭负担,社会赖以创业的中、青年人。许多在老人院颐养天年的老人集体死亡,实是人间惨剧。

⑥美国死亡人数剧增,是因领导人傲慢自大,故自食其果。

这两个黑天鹅事件,给我们这些发展中国家的老百姓带来什么启示呢

Unfortunately, Ramadan is just around the corner. Will Malaysia allow the 1 million legal and 1 million illegal Indonesians and other foreign workers to go back for Ramadan. Do we have the resources to check, test/quarantine them when they come back. What about illegal channels of entry? Will we have another wave after Ramadan?

Has anyone looked at Japan? Its about to boil over. Last Thursday the prime minister's plan was no lockdown and everyone gets 2 cloth masks. Look at the table above. On 2nd April Tokyo had 97 new cases, still hunky dory. That's just Tokyo, in Japan the total has surged past 340 cases. Ueno Park was only closed on 24th March to the public.

The Horny Black Swans That Keep On Reproducing

That rant aside, have a look at the video. You will begin to appreciate why swiftness, preparedness and commitment to curtail were so important. Just look at China, South Korea, Singapore and HK. Compare that to the top 4 European countries, plus UK, Iran and USA.

Looking at the trajectory alone, the latter countries have not even peak yet, although Italy has shown positive signs of peaking. USA at near 277,000 confirmed cases, and the equity markets there seemed to have rallied. All markets are forward discounting machines. I want to know how many cases has the US markets discounted thus far, taking into account the substantive trillions of dollars worth of stimulus: 300,000 ... 500,000 .... one million or 2 million? Mind you, China and South Korea seem to have peaked at 80,000 and 11,000 respectively.

How can you discount something that has not peaked? You cannot take the statistical distribution for China or South Korea and extrapolate because: the level of preparedness were different; the "more authoritative governments" have better deployment and effectiveness in curtailment strategies; the level of resources and testing are different ... hence it is likely the trajectory will be pushed out higher and further than the former group.

Why I Think Markets Are Too Optimistic

Bastardisation Of Currencies

When governments keep throwing money at the problem, some succeed while others are restricted by their fiscal constraints and prudent financial management. There's only so much budget deficit you can stomach. Not the US and Eurozone, they can literally print their way out of the problems at hand, with no need for any asset backing, particularly from the USA. The rest of the world, we can't do that. Our printing capacity has to correlate with our foreign reserves, government debt to domestic and international bodies, our GDP, etc...

What that does is that at every major financial crisis, involving the big guns, its the smaller guys that get whacked. The big guys has printed more monopoly money, get the money circulated, pay down debt, give people money to spend, and spend trip way out of the issues. The smaller nations just have to tighten our belts and compete ever harder to maintain status quo. Its colonialism in the financial age.

Just when you think colonialism is over, in financial markets, the masters still get 10x, 20x, 30x more than the slaves earnings per day. Even when the master make mistakes, its still the saves that kena.
