（柔佛．新山26日讯）马来西亚房地产发展商协会柔佛州分会主席拿督张润安表示，发展商愿意配合财政部长林冠英作出房价需下调的宣布，但希望联邦政府和州政府能共同重新检讨一些过时的政策，以及一些过高的收费。

他相信，一旦这些已不合时宜的政策获得检讨，房价将得以调低至超出林冠英所预期的10%。

他说，尽管联邦政府豁免部份建筑材料的销售与服务税（SST），但发展成本并不是只有建材，还有其他费用，如图测、水电工程、土著保留单位等，这也令到建筑成本从过去的3至5%，增加至18%。

他今日偕同该会理事成员，在KSL酒店召开新闻发布会回应林冠英要发展商调低房价的要求时如是表示。

张润安强调，发展商并非拒绝支付发展所需缴付的部份费用，但他认为，一些政策向发展商收取的费用过高，需要作出调整。

询及哪一些发展成本对发展商造成冲击，张润安则表示待总会发表声明后，柔州分会才提供补充资料，他暂不做进一步说明。

许木兴：州政策也要调整

马来西亚房地产发展商协会柔佛州分会前任主席许木兴也说，发展商很大程度受政府的政策影响，而若联邦政府希望调低房产价格，州政府的部份政策也相应需要调整。

“如果联邦政府作出了宣布后，州政府依然维持现有政策，房价是很难下调的。”

张润安对于财长宣布房价需要调低表示欢迎，但他也向政府喊话，若要房价下调，发展商也需要政府的支持。”

（吉隆坡24日讯）财政部长林冠英敦促全国房屋发展商在政府于11月2日提呈2018年财政预算案前，调低住宅房产的价格，否则该部将宣布向房屋征收销售与服务税（SST） 。

他说，若房屋发展商无法降低房价，政府可能重新考虑向建筑材料及服务征收SST。

林冠英说：“我目前在等待马来西亚房地产发展商会（REHDA）针对住宅房产降价的报告，然后纳入预算案中，在国会提呈。

“如果没有收到降价的报告，我就会在预算案中，作出另外的宣布（征收销售税）。”

要降价而非附加配套

此外，林冠英指出，若房屋发展商无法降低屋价，政府可能重新考虑向建筑材料及服务征收销售及服务税（SST）。

他说，政府已采取积极措施豁免税务，目前正在等候房地产业者降低屋价。

“我们要看到价格下降，我对附加配套没兴趣，这是毫无意义的。”

他也提到，政府反对专门为外国人而建的城镇产业发展。

另一方面，大马房地产发展商公会主席孙兴存指出，目前该公会在研究是否可能降低屋价，该报告预计将在近期公布。
