Asiapac operator not easy to go privatization. He think that he can do RM 0.30 privatization ? Nope, Till now he himself and his wife collectively only hold about 36%( including Iculs)

The tip is PATIENCE. Do u have any experience that once u give up, not monitoring anymore。。。then it will go up slowly. If u keep monitoring it, it will indeed go in opposite direction. And don't forget, it is difficult for u to buy at the lowest price.
So, be patient. Time will come, my sincere sharing.

Only operator/owner of Asiapac is very concerned that somebody buy big and at the cost below RM 0.20 and hold for long term because untimately he is going to convert the iculs at the cost RM 0.20. Do u think the operator is happy to see someone who hold Asiapac at the cost lower than him?

U give yourself a chance, if u fall, u only lost a little, who told u to invest all or substantial amount of fund to into shares? If the small amount of money can give u handsome return, why not? Asiapac has this potential.

The company has about RM 350millions loan and 90millions Iculs with 3% interest, with its projected low profit, it is expecting that there will be no dividend payout in the following few years.
Only after the loan has been settled, Iculs and warrants have been converted to ordinary shares, then it is the time that this co share price will fly. By the time, u won't get RM 0.1x because the the cost of the Iculs conversion price is RM 0.20.(one Iculs convert to 5 ordinary shares with the cost of RM 0.20 per share)

KUALA LUMPUR (May 13): Two Malaysian stocks, AirAsia Group Bhd and Petronas Chemicals Group Bhd, are among latest additions to FTSE Russell's FTSE Value-Stocks Asean Index.
Genting Group's Singapore operations subsidiary, Genting Singapore Plc, has also been added as a constituent in the index.
In a statement today, FTSE Rusell said the changes will become effective after the close of business on Friday May 17.
Meanwhile, three Malaysian stocks have been excluded from the list, as part of the review. They are Sime Darby Property Bhd, MISC Bhd and RHB Bank Bhd.
FTSE Russell does its review on the FTSE Value-Stocks Asean Index, semi-annually.
The FTSE Value-Stocks Asean Index is made up of about 50 value stocks from five Asean countries, namely Indonesia, Malaysia, the Philippines, Thailand and Singapore.

Assume EPS per quarter is RM 0.28, therefore expected PE=11.2 is quite fair enough from the operating income(Some investors including revaluation reserve to calculate EPS, for me it is not quite right) So, the share price RM 0.13 per share is OK, BUT NOT CHEAP, Unless there is special news.
Looking ahead, to increase its profit in future is the mgt primary goal. However, the property sector is stagnant now and the rental income/parking lots are quite fixed (in fact there is a risk of tenants being moving out), this counter is only suitable for long-term investment. One point need to point out is that most of the retaining earning comprising of revaluation reserve from the building/land, NOT FROM THE OPERATING INCOME.
However, if u invest in this company, it has a huge pile of fixed assets backing+fixed recurring rental income, it will be hold the share price at certain level (RM0.13) very strongly.

That is why there is a school of investment stated after u had purchased a counter, u can close one eye and keep it in the safe though u have to be alerted and read the news everyday until the day there is no reason to hold the share anymore.

Asian Pac Holdings Bhd plans to launch its first township development in Labu, Negri Sembilan, in 2017, said its MD Datuk Mustapha Buang.
He said the township, located on a 400-acre (161.87ha) site, would be developed in phases over a period of up to 10 years.
“We are now finalising the plans for our Labu township project. We need to get the necessary approvals from the state government,” he told a news conference after Asian Pac AGM yesterday.
Mustapha said the township is located near Bandar Enstek and Bandar Ainsdale, which are the two new rising townships in Negri Sembilan.

Relax, BDI increases is due to the major operating fuel cost increases.

If u have time u can study over the history of the co, but that is time consuming. Nevertheless, the info might explain why the share price didn't move in the past; probably due to huge losses incurred for engaging in insurance biz and later on when the management got involved in property sector, it got turnaround, but the losses incurred earlier had caused the investor to leave this counter.
P/S:I still haven't completely study over the history of the co yet due to lacking of time.

Mr Mxx (main shareholder) hold 45% of the total shares ( after conversion of Iculs and warrant in Year 2023), so if he wants to privatize ( because of the huge assets hold by the co), he needs to buy more shares silently in the market.
In the words, if u can hold for long term, the possibility of the price to go upwards is very high since the company has retained earning of RM 700million and is still increasing as the co is profitable from the mall rental and car parks. At the same time and probability to go bankrupt is very small.

Anyway Investmemts do have risk, high risk high return. If u are not sure, u can invest in small amount. Not persons can guarantee u will make a gain in a investment. But if the priCE is extremely low, like in the case, no harm to try, at least u have give yourself a chance to try out:).

That is why I have mentioned that the trustworthiness of the boss of a company is primarily important for u to determine whether or not it is worthwhile to Invest in a company. Some company has high PE but still many investors like to buy in this type of company because the boss is trustable.
Anyway, do u has any info regarding the trustworthiness of Mr Mxx(main shareholder). Any people do have close friends with this main shareholder about his credibility (I.e not shifting away the profit to other companies)?

From Kajang to Bangi, the distance is 9.1km, if MKH is benefited from ECRL(a station at Bangi), then I would say Labu is also benefited if it has a station at Nilai.

For 9.8km distance, if you take Grab to the station, I think It cost around RM 10 and take about 10 mins to drive.

Actually the distance between Labu and Nilai is 9.80KM (google map), not far away.
If there is a railway station, sure it will affect the land price in the surrounding.
