At least it stable at RM 0.135, which is the fair price accepted by both parties. Note that the price is even higher than the Pre ECRL announcement which was priced at RM 012 few month ago.

Its hard to know whether Mr. Morse, a respected market veteran, truly believes in his own statement. The OPEC+ policy of awaiting a projected flattening in US shale growth is the literal definition of an end game. As to the “abundance of supply”, it is not as much of oil as it is of cheap capital, and now that Wall Street has closed the money spigots, the illusion of unlimited US shale growth is soon to be shattered. "

yes, high possibility that Imago will convert into REIT, provided, the profit generate from Imago mall can yield a satisfactory return after deducting its loan interest. Right now it has to reduce its loan (for Imago-RM 337 million-assume all the loan taken is used to finance Imago) to a manageable level.
Mall operation-revenue=RM 85.484 million
Mall Operation profit = RM 22.421 million
Loan (assume all the loan is used to finance Imago) = RM 337.149 million
Loan interest = RM 22.374 million (22.374/337.149 = 6.64%)
Therefore, the loan interest (RM 22.374 million) has eliminated almost half of the mall profit (profit after deducting the loan interest = RM 22.421)

Yes, it has high NTA and nice EPS, but u need to aware that a high proportionate of it was came from appreciation of Imago.
Once the economy is downturn or any unforeseeable circumstances, it may have a situation like devaluation of Imago which may result in losses and lower NTA.
A healthy company should have more operating income than its revaluation income.

A lot of China giant companies were ignored by the local Chinese in the past when they asked for funding as they are making losses at first. No Chinaman want to lend out money to these companies. So these CHina companies no choice, they ask for foreign funds. And these foreign funds willing to lend their money to these China co. Now these China companies become giant co and local Chinese regret .
What I want to emphasize is that failure in the past is not equal to failure in future.

Hi Philip, Asiapac share price was not performing in the past is not equal to Asiapac will not perform in future. Future is sth that one cannot predict or assume by normal persons. Who know one day it might shooting up 100% or 200%?
Asiapac previously is undertaking insurance biz, It only engage in properties in Year 200x if I'm not mistaken.

Every biz, every investment does carry risk. There is no guarantee profit. If u are afraid of losses, e.g. Imago depreciates in value or some reasons or others, then investment and biz are not your piece of cake. You are only suitable for nine-to-five job 朝九晚五的工作。U get it?

Agreed, borrow to own properties is a normal way to accumulate your wealth as real properties will appreciate in value, so Imago no only benefit from rental, but also appreciation. One year appreciate RM 40million is very good already. Assume cost of the building is RM 400 million, it appreciate by almost 10% pa.
As for borrowing to build Imago, may I know how many of you are using cash to buy your residential properties?

Every business has a risk, same to buying share. But there are different kinds of risks and these can be differentiated into high risk, low risk, seasonal risks and etc.
Normally, mall renting can be considered as low risk (this is correlated to the company low growth rate) as population in developing countries tend to increase due to high birth rate, unless there is a serious economy downturn or better malls coming up.
