Imago Mall is proven to be the GEM of ASIAPAC. management should try to get rid of other unnecessary property development businesses to cut down the total liabilities and thus finance costs. Move on by focusing on Imago Mall to generate consistent profits

reentered some today at RM3.45 & RM3.47, didn't expect this company can maintain profitability after the end of sst exemption last year. hopefully can get some consistent dividend payout if not good price ride this round.

Property development and leasing
The property development’s revenue was derived from the leasing of Gallery Shoppes at
Jesselton Quay. These Gallery Shoppes are part of the entitlement accorded to the Group from
the first phase of the Joint Venture with SBC Corporation Berhad (“SBC”) which has been
completed and delivered in year 2022.
It is expected that the second phase of the project will commence in year 2023 based on revised
terms stated in the Amended and Restated Agreement dated 30 November 2022.
For the current quarter and year-to-date, the property development segment contributed <1%
to the Group’s revenue (31 March 2022: Nil). As of the interim financial date, 64% of the gallery
shoppes were committed by tenants.


Is that means Jesselton Quay's leasing will start contributing to SURIA's revenue starting next QR?

this company even if making some losses in the next QR, buying into it's Imago Mall net worth alone is already totally worth it of huge discount bargain

Imago will never get less people. It is the no1 shopping mall in KK. So far still no competition being planned to be built

@pantor SURIA's EPS is more sustainable (and growing) as the sole biggest port operator in SABAH. SURIA's NTA also higher allowing higher market price cap.

I am holding both HARBOUR and SURIA (with SURIA has more stakes). both definitely undervalued now

market is not that bad actually, see other counter that announced actual good QR on 27th, for example, HARBOUR

forget about the rational behind, if deep down in your heart you are disappointed right after the QR announced, and then you took time to read the fine details of the QR report to convince yourself that it is average or good. then it is not a good result. because most typical market investors just simply followed their heart telling them that it is a disappointing result, sold without need to get into the finest details

reminder, 4-5 months ago (october) this stock has been trading at only 0.80+, prior the november excellent QR

cut queue sold at open price RM0.840, determined after in deep consideration that this stock has been in low price for long enough previously, sure many want to take profit at this point. good 0.40 profit for holding this stock overnight though, bough in just right after QR announced YTD to ride the short momentum of good result

people don't see selling Imago and return money to investors as probable in short future because most company listed in bursa targeting to run businesses for long term, we retailers sure like the hit and go but management want long term business so the more realistic way to earn profit is hope for the stock price to rise accordingly to the company's actual worth
