NTA of the company has been increasing throughout these years (up to Rm1) while it's trade price has decreased to the lowest of RM0.11 this last few months. If I had the money I would certainly be glad to own 10% of the company shares at the price of RM0.125 to RM0.170.

@nckcm I agree with you that pe is supposed to be above 10 if you consider deep. but the NTA is as real as it is. Plus, It can only go higher with the raise of land value.
NTA is the real reason it should be valued much higher than current price (RM0.165)

@musical no matter how at least they don't lose money, in fact still making profit (more or less), main thing is it's total worth NTA = RM0.97, vs price = RM0.11. how can that be justified? their main asset Imago Mall can be seen at the city of kota kinabalu, customers volume can also be seen with eye, these cannot be faked
A real thing worth RM0.97 but sold at discounted price of RM0.11, everyone think it is too fishy and no body dare to buy it

I know ivan is asking question not really telling that the boss want to privatize, I am asking for more detail because there is always real possibility that the boss might be playing foul and trying to privatize at low price.

@ivan9511 can you (or someone else) please explain to me about the private offer that you mentioned? what are the conditions to allow the boss to go private? is that when these conditions are fulfilled, all the rest of the minor shareholders must comply and sell their shares back to the boss at the price the boss offered?
I am actually a very newbie to stock market, I bought this share basically because of all the reasons you mentioned, keep holding this share from average bought price of 0.15sen until now and still holding. I am not afraid at all with the luck factor or current market movement / lack of confident of market to property sector, what I am afraid of is that like what you mentioned lastly, which the boss of the company can play foul and force minor shareholders like myself to sell the share back to him at the price I am definitely not willing to comply with.

@terminator88 anything can happen in stock market, it may took 20 years to realize it's true value, or it may also happen any moment later today. worst case it can keep going down forever. a true value investor would only know that he bought something worth much more than the money he bought it with, to have a peace in mind :)

@ivan9511 that is the problem mentality of minor shareholders. Major shareholders also not yet panic. What is the urgency to sell at this point? Major shareholders know the true value of this shares, and they are definitely not in urgency to cash out now, so they just let the price float by itself. But someday they sure will have to do something to make the share realize it's true value

@verbatin1969 that's why you should buy the company's share before they start giving out dividend. and for the reason why they are still not doing so, obviously it is for better cash flow and they are funding for future projects. at NTA of 0.94, once they have converted some of their assets into cash, they can even give out special dividend above it's current price of 0.150 (if they wanted to). buy a company share at discounted price and wait patiently

can see that someone is collecting, manipulating the price at 0.145-0.16 level. for the price to go up, it need more than 1 person or 3rd party (who are cash rich) compete to collect, only then they can't always keep the price at such low level to collect.
what I don't understand is there is still no cash rich 3rd party come to collect this share to become significant shareholders, considering this company market capitalization is relatively low compare to what it worth. market capital is just 160m at this price, which there are many persons in Sabah / Malaysia or even foreigners are rich enough to afford taking over the whole company. The weird thing is, none (or just 1) of these rich people are interested to invest in this company. just come to sabah kk to take a look at imago shopping mall, you will agree it worth a lot more than 160m

however, there is 1 thing that I cannot understand with the conversion of ICULS into ordinary share now, is that by keeping the iculs, holders can actually get 3% interest annually. So realistically, holders should not convert their iculs into ordinary share before it is close to expire date, unless there is dividend announced for the ordinary shares.
isn't converting the iculs to ordinary shares equal to giving up of the 3% annual interest?

RM1 loan stock can be converted into 5 ordinary shares, which is also equal to Rm0.20 per ordinary share.
yes, I suppose they can buy directly from the market at 16 sen, but they chose not to? why?
from what I speculate, it is not that they do not want to buy from the market, in fact, they are trying to buy from the market, but the volume is low, not many sellers at this price, not much they can accumulate. But still they are not trying to offer better price or to push up the price at this point, they simply intentionally keep the price at current level and try to accumulate as much as they can while they still can.
that is just my speculation anyway, please correct me if you think I am wrong or have other more reasonable speculation of what is happening now

if you refer to bursamarket.com, lately there are multiple sessions of conversions of loan stocks (ICULS) into ordinary share at the exercise price of RM0.20, which are most probably done by insiders or substantial shareholders. I suppose this is a very strong indication that the share price can easily stay above RM0.20 sooner or later.
market sentiment are also getting better now, seems like less and less people are willing to sell at price as low as RM0.160

they just increased their carpark parking rate at kk times square (buildings beside Imago)
I think same adjustment will be (or already be) made to all their owning carparks (including Imago mall)

at current price, you just have to invest 1.55mil into this stock and you will own 1% (not less than 0.5% if taking all the warrants and iculs into consideration) of the company that wholly owns Imago Shopping Complex at Sabah.
With 1.55mil you can hardly even buy ONE of the shop units inside the mall, not even mention that non of the shop units are currently for sales or owned individually.
