Thank you JamesPonds. Yes, you are right. That is not gross profit but Earning before tax and interest for the segment! But by sectoral comparison, the profitability of Malton property segment is lower when comparing to the peers besides Ho Hup. Malton BJC selling at Rm800 per square ft and Ho Hup at Rm600 per square ft. So, take away 18% from RM800, Malton will get RM656 per square ft with no land cost as land was provided by Ho Hup. Shouldn't it be more profitable for Malton for the property developed therein in BJC? Anyway, the price performance is great and maybe better things are down the road. Happy investing! :)

Last FY, Property Development Revenue was RM412 Million and gross profit Rm74.5milion which is slightly less than 20%. For the Q ending Sept 16, he major contributor for the property segment revenue is likely from the supposedly lucratic signature shops...... just a thought to share. Remember buying or selling at your own risks... :)

CORRECTION: Sorry to inform that the Current Q property development portion revenue is Rm110M with a gross profit of Rm17m. The corresponding period of last financial year was Rm70M and profit of Rm6.577M. However, the gross profit margin of the property development segment is below market average. Should seek the management to clarify in the coming AGM. Those going please ask and let us know in this forum. Thanks a lot !

GoldenShares, only the bank of new York mellon reduced 4.5mil and still has 3.0mil as at 30th Sept. Maybank Takaful reduced a few hundred thousand, EPF a few hundred thousand, still has 7.2mil in total in top 30 shareholders list. Public Islamic fund increased the stake by 945,000 to 4.47mil...Maybank Takaful insurance one account may have sold at most 3mil and not appeared in top 30... not all fund sold out lah... some individuals name didn't appear and some new names appeared including GoldenShares in the top 40.. :-)

For issuing new shares whether it is a private placement or right issue, the issued price cannot be less than the face value of the share; in the case of Malton, the face value of the share is RM1 :)

In the case of Malton, it is always UP. And this can make prospective sellers worried and more would turn to selling their shares! There is always no follow through the next morning! :-)

The contrarian, the last min buy has been going on for months and is in big volume, may accout for more than 10% of the volume of the day. Usually, this patten is the work of the dealers who are buying for institution clients. They reserve some "bullets" for the last min so that the closing price is higher than the average purchase price if it is a buy order, or sell down to force a lower closing price than the average selling price if they are executing a sell order.

Shareholders of Malton are mostly true investors and it is difficult to really get shares at unreasonably low prices! That's why sometimes the counter did not transact for hours during a trading session ! :)

Buyer tries to frustrate the market!
Daily MACD turns positive again after going into negative territory. More importantly, the downtrend line has been broken UPWARD! Trend reversal!
Share price is above the 10, 20 and 30days moving averages. :)

Pls be reminded that Malton had invested a fair sum(about 100M) in the 4th Quarter of the
last FY in the TTDI project probably paid for the land cost for her 51% stake in Memang Perkasa. Moreover, the Mall in BJC meanwhile is being built with internally generated funds and bank borrowings and the BK deal did not conclude in the last Quarter. If 3 cents dividend is maintained, it would also be good enough. Just hope that the market does not have too high an expectation and ended disappointed if only 3 cents dividend is declared. Having said that, the long term prospects are very good barring unforeseen circumstances. :)

Outstanding RCSLS, current portion is rm25.6mil and non-current portion rm64.8mil, total rm90.5mil. Interest payment of the RCSLS is insignificant, not significant also even included the yearly progressive redemption of the RCSLS.

A sizeable sum of approx 145-170mil is coming in from the revocation of BK project soon....

Once the share price is above rm1, outstanding RCSLS will be converted to shares and there would also be proceeds from conversion of the warrants. :) :) :)
