Next Financial Year results should be very good and expect the completion and handing over the 112 signature shop office, progress billings for the 44 Park View retail shops and the 4 towers if not all the 6 Sky Park Residence.... :)
There may be pleasant surprises along the way... like award of contracts from Pavilion Bukit Damansara project.. hehe... :)

From the latest Q financial report, there is a minority equity interest of rm187m (an increase of rm167.5m as compared to the previous Q), the major portion of which must be from the TTDI project. I don't think that it has been suspended since a substantial amount of money has just been invested in it in the last Quarter. It is a lawful development project.

Da Men Mall in Subang Jaya, with 420, 920sq ft tenable area, sold to Pavilion REIT for rm488m. Pavilion2 in BJC which are being designed by world renowned mall designers, will have about 2 million square ft tenable area. On completion, it will worth at least rm2.5billion, I think. So, just guess what will the share price of Malton, your guess is as good as mine. :)

The 2 catalysts mentioned by darrenliew are good enough for the short term. But the real gem is the SUCCESS of Pavilion 2 which will drive the share price to maybe, a few ringgit! There are many gems in the co as many property development projects are bearing Kuala Lumpur addresses.

Wait for completion of the Pavilion 2 in 2018. If the take up rate for the 2 million square ft tenable mall is satisfactory, all the shareholders would be laughing all the way to the bank.
This is a million dollar question if Pavilion 2 would be successful. Could someone throw some light on this? :)

@3sen dividend, annual dividend payout is only rm13.45M, @4sen, it is still less than rm18M. It is insignificant to the cash flow......

Ho Hup will receive 18% GDV of the whole project as they provided the land. Malton sold the Signature Shops at rm800 per square ft whereas Ho Hup sold their shop lots at Aurora BJC at rm600 per square ft. After less 18% for Ho Hup, Malton gets rm656 per square ft from selling the shop lots without land costs and the selling price per square ft is higher than that of Aurora by rm56 per square ft. How profitable of those shop lots for Malton BJC!!!

Signature shops and the parkview retail shop sselling at a minimum of 4.2M each, corner lot for the Parkview shop is RM5.8M while some bigger units of the Signature shop selling at more than rm8M each. What should be the cost of building a 3 storey shop lot of 26.5 ft x67.5 ft with a lift? Should be less than 40% of the selling price oe even less. So, after providing 18% for Ho Hup, the margin is estimated at minimum of 40%. So 40% of RM800M is RM320M! :-)

Past 2 years, 3 Sen dividend per share yields 4.838 per cent which should provide a good cushion for the share price at current level. :-)

At 62sen the market capitalization of Malton is only rm280M. The valuation is definitely very low. BJC contribution alone is far more than that, maybe the contributions from the 112 signature shops and the 54 retail shops with a GDV of approx rm800M is more than rm280M. Correct me if you think that I am wrong. :-)

For revocation of the JDA at Batu Kawan, Malton will receive approximately 170millions being 96 millions repayment of bank loan, 50 millions for compensation of foregoing the Development rights, 20 millions deposits for the JDA plus 5% interests per annum. This will improve the balance sheet. Progress billings for the quarter ending 30th June should be impressive. :-)

@wonder, Without taking the contributions from other jobs, just the contributions from BJC alone, the value in Malton is easily apprehended. :-)

For Malton, patience is the name of the game. Coming 4th Quarter results should be very impressed. Nova Saujana was completed and handed over just after the last CNY but sales has not been booked in yet for the final phase of the project. ........

At 64.5 Sen, Malton market capitalization is approximately RM290 Millions only. In Bukit Jalil City alone, total sales of the 112 signature shops is about 550-600mil, The 4 blocks of Service Apartments total 1098 units with Gross Development Value of about 1Billion, and 44 shops at the ground floor Selling at 4.2M-5.8M each will yield a GDV of approx 200M. 80% of the sales in Bukit Jalil are unfilled. The coming quarterly results will capture significant sales from BJC.
The profits from the 112 signature shops alone probably will equate the market value of Malton.
This is an overlooked Gem, maybe due to scepticism.....or any other reasons for which some of you may like to share ...
