The shareholders list is not credible. From the way this counter moved it is clearly controlled. Someone decides when it goes up and down. There are probably substantial blocks of shares held outside the top shareholders list. Notice how they can do millions of shares within seconds? No retail account is able to do that subject to Bursa's single order cap, whether online or through remisiers

Patience...we expected them whoever they are to push it down for Macquarie...it's still 4.0 now, or 3.6 for Mac's 20%. There's barely any volume done at 3.5
But I agree, this company has little regard for us small fishes. 0.025 is outrageous but who knows they might just blatantly do it lol

Twrreit is definitely cheaper but it is always cheap and terribly illiquid
There are some other M-REITs but much like twrreit we really wouldnt want to dabble... '
Beyond reits an obvious value play is Star but with its own problems

Stable occupancy rate. On a portfolio basis, occupancy rate remained steady at 90.5%
(2Q20: 90.4%), well above the average of 77% in 2019 for office buildings in Kuala Lumpur.
Total lease due for renewal for 2020 and 2021 account for 19% and 21% of total NLA
respectively. Majority of the leases due in 2020 are in 4Q20. We do not see any major risk
as negotiations are already underway and there are no indications of non-renewals.
MQREIT’s WALE is 4.6 years.

CMMT isnt the cheapest stock. The challenges are real
But for what it's worth it's liquid, sizeable and backed by a strong sponsor
This is probably why EPF and the large buyers are adding at this stage. Other REITs as cheap do not offer comparable liqudity/ sponsor strength

CMMT is pretty good value now. Consider this...
Take Gurney and ECM at full value - and they should trade at NAV if these are the only malls
You would then derive that the share price today is writing down the other 3 malls NAV by almost 70%. To illustrate eg this means writing down Mines last valuation 715M to 215M or below replacement cost lol

Don't be too happy with Macquarie yet. To date they have subscribed for 333.5M shares or about 4.55%. Because it's below 5% we don't know whether they have been holding. Within a few weeks if they keep up with subscription they will exceed 5% shareholding and will have to announce change in substantial shareholder's interest each time. Only by then we will know whether they are genuine. Subscription by such tranches look suspicious.
