Esos is a lousy way to reward staff if the share of the company had been trashed. It makes the staff look stupid if the share happens to dip below offer price. way i see it, it's a move of desperation. good companies reward staff by giving bonuses

Jimah township is less than 5km from the Sepang-Lukut road. It is also near the coast and given the fully developed Sepang tourism belt and Port Dickson's already populated beach front, Jimah may just be the missing link for the coastal tourism belt. This purchase is good strategy but since the land is agriculture in nature, it may need to be converted first. If you know when the land use is converted, you may just know when the development plans will come

Jimah is on the coastal side of northern PD, and most agricultural land is along the Sepang-Lukut/PD coastal road. This main road is seldom used since the PLUS was introduced but because of jams these days, this route is getting very popular. God knows what Matrix wants with the land if it bought it many years ago, but now, you can roughly see the investment opportunities for a township here, nearer to Lukut and the coast, and PD, and not far from Sepang and KLIA. Just a wild guess - could it be for their foray into an integrated township as seen now in Sendayan? Any brothers with other views can tell?

Bangla spending is huge but not important. What is important is the foreign student spending and mid-high professionals. These will indeed contribute to MPay's earnings. Watch the upswing now. Right now it oversold and gaining momentum upwards. From what that can be sourced from the Net, one can see that this is a very considerate developer who has a track record of consistent dividends. One should also take heart in the fact that it is big in Negri Sembilan and Southern Selangor/K;lang Valley. From the little I know, the major townships like Seremban and Seremban 2 are nearing full development with spillover effects expected towards neighbouring smaller towns. Just find out what its landbanks are, how much they are worth, and when development is expected, then you will know how much you are expecting from Matrix.

Forget Nasdaq. The FANG shares dropped because of perceived good earnings and were overbought. This is a good correction for them. Local tech stocks were dropping much earlier. Even this stock is in oversold territory last week and today. Bargains cant be cheaper than now, looking at no change in fundamentals over last 6 months.

Here are some reasons:


"YoY: 4QFY17 core PATAMI (excluding RM10.6m ESOS expenses) increased by 3.4% despite a 23.6% drop in revenue on the back of improved gross profit margin from 53% to 59% resulting from recognition of higher margin products.

New property sales in 4QFY17 achieved RM193.1m (vs RM168.7m 5QFY16), bringing FY17 sales exceeding RM1bn. Sales were mainly derived from its flagship Bandar Sri Sendayan (BSS) in Seremban and Bandar Seri Impian in Kluang.

Matrix had launched RM60.6m worth of projects in 4QFY17 namely Suriaman 2A and Hijayu 3 at BSS, with strong take-up rate >80% for all ongoing projects. Total targeted new launches in FY18 amount to RM1.4bn.

Total unbilled sales stands at RM859.5m down from a historical high of RM900m last quarter, representing 1.1x over FY17 property development revenue.

Matrix is well-positioned to ride on affordable housing theme (majority products are below RM600k) within its successful township. HSR is a long term catalyst and its dividend yield is one of the highest in the sector at circa 6%."
