Nice to meet you too. Putting RM2 as fair price means UEMS will have market cap of almost RM10 bil. That would put them in the same bracket as IOI Property as another developer.

Do you think they are comparable? For context:
IOI Prop:
- Revenue: RM2.6 bil
- Profit: RM1.4 bil
- Average Net Margin: 26-30%
- PipelineGDV: RM68 bil
- Landbank: 5193 acres

UEMS:
- Revenue: RM1.5 bil
- Profit: RM0.08 bil
- Average Net Margin: 10%
- Pipeline GDV: RM106 bil
- Landbank: 8532 acres

Do you know that Greatec went up almost 9x in the space of 2 years, but has since gone down by almost half of its peak level. What was the reason? Bad fundamentals or an overdue correction?
