The management was looking at the disposal of its 51%-owned mall in Ara Damansara, Evolve Concept Mall, for a total consideration of circa RM450 million. On top of that, the management was also looking at the possibility of securing an en bloc sale for its development project, Pacific Star, with an estimated gross development value of RM300 million in FY16. Should it successfully proceed with the two disposals as planned, Jaks would be in a strong net cash position.

After all the hard works, Jaks is not going to sit with a 40% JV in vietnam, imagine having 5 or 6 similar scale of power plants throughout Vietnam, Myanmar and Thailand, for example. Then Jaks market cap is going to strike RM7 billion. Imagine how big then is the recurring income of electricity sales and construction profits. Truly another YTL Power in the making.

I think the main reason for Jaks to take 4 years to find a suitable partner in the JV is no one really wants to end up in JV with Jaks by giving a lot of benefits for Jaks in the deal (talk about landing a good business deal). You see, China is prepared to give about Rm 400 million to JAKS during the construction period, and 40% of monopoly JV in selling electricity to the Vietnamese Government for 25 years (and note that China is doing all the dirty works)? This sounds crazy, but Jaks finally able to nail the deal, it's really impressive.

Jaks will have 30% with 10% option share of the JV company. Loans already secured from China big banks. I don't think there is a need for right issue at this point.

-The ongoing CT8 Phase 2 expansion is on schedule and the additional 300-metre wharf facility is expected to be completed by mid-2017. By then, Westports would have taken delivery and commission into service four additional Ship-To-Shore Cranes and also Rubber Tyred Gantry Cranes. Together with the added wharf facility and additional Terminal Operating Equipment, Westports’ total container handling capacity would be enhanced to 12.5 million TEUs per annum.
-The latest facility expansion, the Container Terminal 9 (“CT9”) Phase 1 is in progress and piling works is near completion. The CT9 expansion will entail the construction of a 600-metre wharf and the Phase 1 is expected to be completed by the end of 2017.

I have read the star article. Despite facing competition from China products, Chin Well has some strong points as well:
-DIY division (UK and Germany) is expected to contribute about 25%, compared with last year 18%
-Orders for fencing materials had improved compared with the first half of 2015, orders started to come in late last year. Now the order book is filled till the end of 2016
-Chin Herr's contribution projected to increase over 30% from 20% last year
-Construction fastener demand is expected to be highest on account of rising construction activities in Asia-Pacific
-Renovation and restructuring activities of North America and Europe will contribute to the demand for fasteners

JT: Based on my estimation, best case total return can be up to 119% or 40% (so so case), somewhere in between these 2 figures. ROE reading is clearly misunderstood by many people, even Berkshire Hathaway latest FY ROE is only 9.72%, and in FY2008 was 4.34%. So you see, ROE is not really that important. What really important is the consistent growth of FCF per share. Why I like Chinwel? Because its FCF per share from RM0.0167 to now RM0.3329, in about 8 years, a growth of nearly 20 times.

I bet not many people noticed that the total borrowing of Jaks was smaller in last quarter. Jaks has huge assets, easy to secure loan if there is a need in the future.
