Capital Assets are all locked up in unsold property stock. However its very hard to sell their property stock as their property managment is so bad, their developments are good, but not desireable at all due to all overgrown and shabby. If you look at all the Country Heights developments that they manage, their sections are having trouble getting half or a third the price of neibouring lands solely due to to their poor maintenance. Also mainetence collection is bad due to buyers unwilling to pay for poor or no maintenance. Sad waste!

Off the bottom already, its time to acumulate. 1. The cheat boxes are now banned in Singapore, and Malaysia must follow to meet its trade obligations not to allow copys. Telcos will be told to stop streaming TV programs and films thru internet without paying royalities as this is illegal stealing of propiritory product. 2. Football starting again, sports revenue is a big earn for Astro. 3. Dividend coming up, last year paid 2cents in Oct. 4. Astro share price has not sunk below its existing level for some time with EPF etc accumulating. In short I see little downside risk and good upside potential with a good Divident yeld. Buy.

Selling is over done, bank shares have been punished enough for their playing charities. Talk of a rate cut did not materilise, loan write offs are unlikly to be as big a hit in the 4th 1/4 as people worry about. Its time to invest for the long term.

FYI since March when your generous Directors of Maybank decided to turn Maybank into a charity and grant a moratorium on loans and HP payments not only have you had to forgo your interim dividend, but your shares have dropped in value by about 77c a share.
There are 11.241 Billion shares in Maybank, so your Directors generosity has cost shareholders about RM 6.664 Billion to date (excluding the interim dividend loss).
Now, some of you may ask were your Directors acting in your best interests when they gave away your Capital value and income? Personally I don't think so, if I want to be generous I will give to my favorite charity not have my Directors give away my money to people with BMWs and 3 houses.
Perhaps you can let your Directors know how happy your are with their generosity!

FYI. End of March CIMB Directors cleverly agreed to help the Govts popularity by generously granting a moratorium on all loans including hire purchases for 6 months. At that time CIMB share price was RM 4.23 which was already low due to Covid. The result of your Directors generosity has been a steady dive in the value of shares from RM 4.23 to RM$3.21 today, say a RM1.00 loss per share. That's a loss to shareholders of RM 9,922,933,000 yes ....... RM10 Billion direct cost to shareholders on top of the loss of the interim dividend. How very generous of your Directors to give away your savings and income. Please let them know how happy you are, and how delighted you are with their politicking on behalf of the Govt.

This is what happens when Directors allow the Government to turn them into Charites. Shareholders suffer. Govt should remember if the shareholders that have no income will spend less so this will be reflected not only in a lower share price but also in all sectors. Further, the banks are now weak and will lend less squeezing good business and borrowers. Foolish vote buying.

Couldn't agree with Bao2lai more. CIMB needs a management shake up especially in the Due D departments. I can only wonder at them allowing Singapore oil brokers to con them out of hundreds of millions of shareholders funds. They must be either stupid or perhaps they are corrupt. I hope the Board can explain!
EPF continues to accumulate so hopefully they will put pressure on the Board to make big changes.

This is a good share. Limited downside risk, major shareholder is Tab-Haji. The company is well run and if infra projects are awarded to Tab-Haji to improve the Pilgrims funds there is a good chance that Taliwks will get a slice. Good Div yield, solid earnings in recession proof business such as toll roads and water works. Buy.

Someone bought Digi a number of times this morning, they went in about 10 times each time buying exactly 5,000 lots @ 4.40 a share each time. They must have picked up about 5 Mil shares over the 2 hours costing about RM 22 million before brokerage and stamp. Anybody know who?

The tourism sector is mostly made up of hotels which are either owned by offshore entities, millionaires or by public companies. I say their own shareholders should inject capital if they cant afford their loans, same as any other business.

The quarterly report does not item disclose the Management fees being taken, I wonder why?
In deciding to take advantage of the Bank loan Moratorium and temporarily defer accumulating interest payments till later, Hektar management has not only used this as an excuse not to pay DPU but has now caused Unit Holders to loose the tax free status on the DPU and will now have 10% deducted from the future distribution. The DPU would have been tax free otherwise. A hefty price for unit holders to pay for a deferment of a few months of interest that is accumulating for later payment.

Hopefully the Pumpkins in CIMBs Due D departments have all had their heads slapped or chopped off and we can now look forward to normal write-offs. If this is the case, then I think its time to buy. However if come Dividend time we are told sad and sorry stories and the dividend is badly cut then I'm afraid its time for the CIMB Board to take responsibility for the lack of Due D and cut their salaries and perks 99%! No more cakes with their coffee in the Boardroom! Let the cleaning staff take control they would do a better job I'm sure.

There is an estimated 13.76 million sq ft under construction in KL city (7.83 million sq ft), KL fringe (3.15 million sq ft) and Salangor (2.79 million sq ft). Knight Frank projects an increase of 12.7% in supply between 2020 and 2022. For anyone with half a brain its clear office occupancy rates and rentals are ow rapidly declining. Its definitely well past time to bail out of office buildings if you can. Negative growth and a decline in Capital value for the foreseeable future. The office boom has well and truly bust.
Our controlling shareholder is going to solve his problem by pumping his office building The Pinnacle into our Sunway Reit for 450 Million. I'm sure he has had the best Valuers that his money can buy to justify the price.
Reit owners need to think very carefully and vote according against this acquisition or we become his ATM.

Its not as simple as thet, money needs to roll or the banks loose money. Maybank for example on Friday admitted the moratorium has cost it (lost) an estimated 1 billion!
I have not seen CIMB making any announcement on its loss yet. But I expect its coming.
My view is if NPLs rise (and I agree they will) then so be it, that is the true position of the bank and its no good hiding heads in the sand hoping it all goes away. It will just get worse.
Without recognizing NPLs as they occur we are all left to guess at the true picture.
With no cure for the Virus in sight what will be the NPLs situation in 6 months,12 months or 2 years time? Borrowers should not be allowed to just keep accumulating their debt instead being made to take appropriate actions like selling the car or Tv or whatever or making some effort to reduce exposure. If the bank needs to right-off NPLs then then so be it, get on with it, so we all know how big the issue is and can make decisions accordingly.
Borrowers that are genuinely in distress due to circumstance beyond their control and that need the banks help restructuring can be dealt with by the Banks on a case by case basis. This happens all the time and the banks are well used to dealing with the situation. I do not think the Banks doing the hard case borrowers any favors allowing the loans to accrue to a point where equities have been lost and they end up far worse than if they had been forced to deal with their debts sooner.
I also dont think its not right that the rich who can well afford their payments on their 3rd homes and their BMWs or Mercedes Benz are enjoying a free ride at shareholders expense.

If they are not prepared to look after shareholders interests exclusively, then they should in all conscience resign. Come September if CIMB does not pay dividends as per normal I will dump my CIMB shares, as I have recently dumped ABMB for failing to pay its June dividend.

2.96% is not a good yield! Last year they paid 54c in July, and further 42c in Oct. Total for 2019 was 96c.
This year they are paying nothing in July, nothing in Oct, but finally only 66c in Nov for the full year!. That is a very big drop in dividends of 31.25%, not counting loss of use of the dividends until December!
66c dividend for a full year on opening price of 23.90 this morning is only 2.76% per year that is a terrible yield. Actually is for more than a full year as the last Dividend was in Oct.
Seems the market agrees and the share price was hammered today dropping 56c off today's high and a full 38c on yesterdays close, on a day the market was up!
A terrible result for investors.

Hektar Reit Unit price at the end 2009 was RM 1.12, Unit price at the end 2019 was RM 1.11, In 2009 Managers fees were 3,790,195 and 2019 they had skyrocketed up 223% to 8,443,864
In the same period the DPU had dropped significantly from 10.5 Cents. to 9.01 Cents.

Managers fees have risen in all but one year since 2009, however DPU stayed flat at 10.5 cents each year till 2017, then it started to drop. Despite DPU dropping, the mangers fees continues to climb. Clearly the Managers Hektar Asset Management Sdn Bhd have been focused on their fees rather than Unit holder DPU!

REIT Managers are ever keen to acquire more and more properties which increases their fees if badly run its at the cost of the DPU.

"Strategy has been proen well" Dato' Othman is qutoed as stating. Proven well for whom? The share price has plunged over 10 years, the DPU has plunged also. Within that same period the sahe price has plunged from 1.56 to 99cents! Below Par!!! The only person that has done well is the manger whos fees have increased from RM3.7 Mill to RM8.4 million over the same period! Dato' please look at the plight of your shareholders before boasting how well you are doing!
