to do valuation of property companies, the ratio to use is debt-tangible asset ratio and not just nta.
and with debt-tangible ratio of 40%, this is much higher than the international usual of 30% but below the alarm bell of 50%.
thus, despite the nta discount but becos of its high debt tangible ratio, thats why tagb is unable to move higher.
there, i just exposed ur lack of accounting knowledge again.
really, do u need me to give u an accounting 101 lesson everytime u do a blog?
