Crescendo owns more than 2,500 acres landbank in Johor which are mostly acquired in the 1990s and early 2000s. Current market values of these landbanks are multiples of its net book values. A revaluation of its landbank will boost its estimated net asset value (RNAV) to RM10 per share.

For example, the 215-acre prime waterfront land at Tanjung Senibong has not been revalued since 2006. The net book value for this prime asset is only RM18.60 per sq ft. The land cost at Senibong Cove, which is next to Tanjung Senibong, is currently selling at RM200 per sq ft.

Received first dividend for 2025. No 2% was deducted. Meaning the 2% tax for amount exceeding 100k is not taxed at source.

Industrial land near to Second Link and Bukit Rajah worth at least rm 150 per sq ft (or 6.5 million per acre). Need not elaborate any further to see what these land can sell in the market.

The principal business activity of Unibase Concrete Industries (UCI) is producing concrete products. UCI has temporarily ceased its activity on production of concrete products since 2022 pending the set up of a new plant at Bandar Cemerlang, Ulu Tiram.
That is to say 20 acres industrial land occupied by UCI is up for sale at least 6.5 million per acre.

So land cost is around 15% of GDV, construction cost 50%, 5% marketing cost, gross profit is 30% or 300 million. If development can complete within 5 years, each year can contribute 60 million profit before tax from this project alone.

How are you going to determine if car owner is T15 or not? By engine capacity? By IC linked to Income Tax? By IC linked to EPF? What about those without Income Tax or EPF account? Small business and pensioners have neither accounts.

Easiest way to subsidize is to give cash when they renew their road tax. rm 360 for 1500 CC and below, motorcycle rm 100. That is to say rm 30 per month for car less than 1500 CC (assuming monthly petrol consumption is rm 300), Rm 10 per month for motorcycle (unlikely motorcycle use rm 100 a month).

Very unlikely T15 using small car with 1500 CC or below. Jatuh standard mah.......
