Forest City is set to be a duty-free island, more Mainland Chinese will spend longer time here, perhaps bring-in their children for International School in JB. Not only revival of Forest City, spill over effect extend to neigbouring development in terms of business activity, industrial development and housing prices.

WCT also building 3 and 4 storey shops in Bandar Bukit Tinggi 1 Klang in the commercial land right at the middle of the township. Land is practically free and for every 1 million GDV, profit could be 400k.

Where is the location? All surrounding shops are 3 - 4 storeys fully occupied. Currently building the shops on 2 fields (in green) on the left side. Right side still has about 6 acres for future development.

SP Setia waiting for payment amounts to rm 620 million from 2 land disposals within Q2 reporting period. We expect price will continue to move upwards.

1. On 19 June 2023, the Company’s indirect wholly-owned subsidiary, Petaling Garden Sdn Bhdentered into three (3) inter-conditional sale and purchase agreements (“SPAs”) with the following three (3) wholly-owned subsidiaries of Mah Sing Group Berhad to dispose of approximately 500
acres of freehold land situated in Mukim Beranang, Daerah Ulu Langat, Selangor for a sale consideration of RM392,040,000.00:

The conditions precedent of the SPAs were met on 21st March 2024, but the legal completion of the SPAs is pending full settlement of the sale consideration. The estimated timeframe for the legal completion is by the 2nd quarter of 2024.

2. On 23 November 2023, the Company announced that Bandar Setia Alam Sdn Bhd (“BSA”), its direct wholly-owned subsidiary, entered into a conditional sale and purchase agreement (“SPA”) with KSL Bestari Sdn Bhd (“KSL Bestari”) to dispose of approximately 17.99 acres of freehold land in Mukim of Bukit Raja, District of Petaling, Selangor for a cash consideration of RM228,800,000.00.

The conditions precedent of the SPAs were met on 18th April 2024, but the legal completion of the SPA is pending full settlement of the sale consideration.

Just wait for next QR. Believe net profit for whole year will be around 32 sen per share. Share price should reflect the earning potential and NTA. Only hope that the company can declare 10 sen to 15 sen dividend.

Kg Baru is a Malay Reserved Land. It cannot equate with non-Malay Reserve Land, unless land status is changed.

All in all, Crescendo will have better profit margin.

Crescendo bought 3.2 acres of land at Jalan Senyum to build 1200 condo units valued at rm 1 billion. Land cost rm 72 million.

Kimlun is in JV with Singapore landowner to develop 1.6 acres of land at Bukit Senyum across the road valued at rm 600 million. Land cost rm 62 million.

Just the land cost itself, Crescendo will make rm 50 million more. What about GDV rm 1 billion vs rm 600 million? Crescendo condo units to have 6 months to a year lead time advantage.

At 29 sen, Astro is grossly overpriced. Can wait to see what could be the next support level. Bearing in mind, Astro represents sunset industry. Getting worse as time passes. Must change business model, perhaps go for internet service provider sort of business.

For FY 2024, Crescendo is going to make not less than 2 ringgit per share. Share price is now less than 4 ringgit and you can have 2 ringgit net profit. Where the earth you can find this type of earning? Again we are expecting another round of special dividend to declare when they announce result for Q2.

More than 100% profit for me, and I am letting my free share profit run till the end.

Paramount will receive 30 million dividend from EWInt, translate into 5 sen profit for Q3 result ending 30 Sept. Meanwhile, Q2 ending 30 Jun will see Paramount making 6 sen a share. Up to you to figure out what could be the earning per share for FY 2024. Make an informed decision before you want to invest in Paramount. I have confidence , so I am buying big into it.

Crescendo Q2 result ending 31 Jul is not less than 80 sen per share.
