Actually, high liquidity strategy is not a bad plan at the moment. I myself also about 50% equity, 25% bonds and 25% cash. The problem is his management fee is too considering the current inactivity of the fund.

Buy for long term. At current price, it has good yield with plenty of upside opportunity as detailed below:
1) Higher office space take up rate (unlikely within the next 2-3 years)
2) Office towers sold to realise NAV (unlikely within the next 2 years)
3) Asset injection to increase income (likely within the next 2 years)
Downside:
1) Tenancy % reduce (moderate likelihood within the next 2 years)

Temporary dip in earnings is acceptable. Only concern is that a lottery business in an increasingly conservative country is not sustainable. Should look at diversifying into other businesses.

Most banks are pretty attractive at the moment. Based on NTA alone, CIMB and RHB are both good value buys.

@muscle, in lehman brothers case, their bankruptcy is due to rampant indiscriminate lending to sub-prime borrowers (read: people with no income/more housing loans they can afford). In most cases, the borrower's income cannot even cover all the mortgages they sign up for. This is certainly not the case now in Malaysia. If you read the BNM statistics for Jun'16, Malaysian banks have rejected ~70% loan applications. There is definitely no rampant lending here. Prior to the 2008 financial crisis, the US banks gave out loans like crazy because they can then sell the loans as CDOs to investors. Since they are not ultimately not responsible for the loans, why not lend out as much as possible.

FYI CIMB Niaga current price is IDR925, which has rallied from IDR500 from a few months ago.

@kakashi, for every 6.39 CIMB shares you hold, you get 1 Niaga share.

I am not selling until at least RM5.70, where at least it reaches parity with its NTA.

Basically, what they will do is pay out 95% of shareholder equity as RHB Bank shares to RHBCap shareholders. You will still have the same amount of RHBCap shares. The balance 5% is kept to settle their liquidator fee/tax etc. Any balance will be paid back to RHBCap shareholders after 3 years.

Am I missing something here? According to http://klse.i3investor.com/blogs/kltrader/94843.jsp, conversion rate is 1.3 and initial listing price is RM5.56. Thus, equivalent value of RHBcap shares is RM7.23?

all I have to say is market price =/= value of the company. Just because CIMB share price is RM4, doesn't mean that it is actually worth RM4. RM4 is just what the market think it is worth.

@ks55: Agree with you. Warren Buffet said, always get more than you pay for. CIMB NAPS is ~4.60. Paying 4.00 just for its loan portfolio is good value.

nhy6, why you hold so much cash and still siphon so much in management fee every year? I don't need management to help me put money in FD.
