True.. as money from FSKyoto Hotel divestment has been mainly utilised by BJCorp to repay debts & BJLand for investment in assets & build FSOkinawa project.

But with RM650 million collected from GMOC Arbitration & reversal of impairment provisions, BJLand will have cash to pay dividends to BJCorp & minority shareholders to makeup the shortfalls from BJToto due to MCO..

Anyway most Minority here are not for the dividend but more for the potential capital gain..as 1% dividend is only a bonus as 1,000 shares only gives RM10, 10,000 shares - RM100, 100,000 shares - RM1,000. Even 1 million shares only gives RM10k dividend per year

However for every Million shares held, a 1 sens price increase gives an immediate return of RM10k, 5 sens 50k & 10 sens 100k and so on...best of all as BJLand/BJCorp is already all time low, you can make capital gains a few rounds within a year as VT insiders are very active nowadays in the market..

Should pay dividend as sitting on a goldmine from Waste to Wealth. Government pays tipping fee of RM97 per tonne of waste sent to Bukit Tagar Sanitary Landfill.

Good suggestion...should follow the BJCorp/ Penta deal ratio agreed earlier for dividend in specie to meet the 20% PSS requirement imposed by Bursa... somebody to follow it up with BOD in coming EGM/AGM? FS Kyoto is composed of Hotel & Hotel Residences. Since only the Hotel component is sold for about RM2 Billion, we should question BJCorp Management during EGM/AGM on the FS Kyoto hotel residences component which has not been sold and still under BJCorp/BJLand. We believe there are still 13 units out of the 57 units built waiting to be sold with average price of RM30 million each giving a minimum return of RM390 million to a maximum of RM1.7 Billion to Berjaya Group?

Opportunity to buy cheap..BJLand will write back impairment of RM600 million gains in the next Qtr as profits once the money from GMOC Arbitration payment of RM650 million comes from Beijing SkyOcean Arbitration due on 20 June.

Back in Dec. 2017 when the impairment was announced, BJLand price was around 48 sens...since the impairment loss will be reversed, the price of BJLand should retrace back to former levels..

Frankly can't see how the Singer purchase will benefit BJCorp other than enrich VT?

Purchase price RM536 million. Finance by payment of RM148 million cash to pay off Singer debts and issue of 1.17 billion new BJCorp shares value RM388 million.

In other words, BJCorp will pay RM148 million cash to VT and issue additional 1.17 billion new BJCorp shares for Singer with a paid-up share capital of RM438 million. Means VT got also additional premium of RM536-RM438 = RM98 million just by transferring ownership of Singer to BJCorp?

Singer has an existing issued share capital of RM438 million. Purchase consideration of RM536 million. After setting of inter-company debts of the Singer Group of RM148 million.
net payment of RM388 million.

BCorp will issue about 1.17 billion new shares for the net payment of RM388 million.

Tan will provide to BCorp a profit guarantee that Singer would achieve a net profit after tax of RM20 million per year for the financial years ending December 31, 2020 and 2021.

Heard bad news at BJCorp which just announced austerity measures for the group effective from April 1 on following:

* salary reduction and reduction of fixed monthly allowances effective April 1.
* unpaid leave effective May 1.

*Jeju Korea compensation coming? with court ruling this year?
* Favourable court ruling on resolution of Selangor Turf Club land also due this year. Heard the compensation requested by BJLand from Selangor Govt. is RM2.1 billion!
* Favourable arbitration on GMOC worth RM600 million this year or next?
* Finalisation on Sale of Four Seasons Kyoto worth RM1.5 billion? and many other feel good factors..

Frankly what Berjaya Land CEO Datuk Pee Kang Seng and Berjaya Land senior general manager (properties marketing) Tan Tee Ming tells The Edge Financial Daily & FocusM about Ritz-Carlton Residences KL is already good enough for me to decide.

Something big is definitely coming after Election but don't think VT is after privatization as not really of much benefit to him since he is already in control of BJland using a pyramid structure of cross shareholdings, actually VT's effective ownership interest in BJland is only 2.25%?, for a bigger picture see the maths below:

For the 10 months period between 14/6/17 to 27/4/18, BJcorp after buying so much BJland shares, it's direct interest still remained at 3.84% while indirect interest actually decreased by 2.17% (this is not like the action of a company going to privatize BJland?, it's more likely the earlier sell down was a distribution of BJland shares by Proxy share owners to raise funds for the Election?

BJcorp (27/4/18):
Direct interest in Bjland is 3.84%
Indirect interest in BJland is 69.1%
Total interest is 72.94%

BJcorp (14/6/17):
Direct interest in BJland is 3.84%
Indirect interest in BJland is 71.27%
Total interest is 75.11%

VT direct interest in BJland is 1.37% as of 27/4/18
BJcorp direct interest in BJland is 3.84% while the balance of 69.1% are actually indirect/deemed interest (as of 27/4/18)
VT direct interest in BJcorp is 22.85% as of 23/4/18

So, VT's effective ownership interest in BJland is, 1.37% + (22.85% x 3.84%) = 1.37% + 0.87744% = 2.25%

That's why VT's is agressively buying more shares under his own name to increase his effective ownership interest in BJland in order to enjoy more benefits from the monetization of Vietnam & Malaysia land, since the share price is still low if you have extra reserves you can't go wrong by following VT closely behind..

BJland owns the land for Ritz-Carlton Residences and responsible for its sales, Wangsa Tegap subsidiary of BJcorp only contractor for the project..the 188 units of "Unbilled Sales" (RM1.3 billion?) are sold to different high networth individuals so there should be188 different S&Ps and not only one deal...

On top of the rm 2.4 billion from vietnam + rm 500 million from great mall, don't forget the other RM2.27 billion sales from BJland Malaysia projects and BJland 0nly worth only RM1.35 billion?

1. BJland unbilled sales (means haven't been recorded in BJland account yet) as of 31/12/17 RM1.3 billion
