hkc1069 The gearing looks high but in reality it is not. Let me give you an example to look at it in a simplified manner. Let us assume a house is bought in 2009 (IPO year) for $300K and down payment made was $100K. After 8 years lets say the amount owing is $150K, meaning to say over the years $50K has been paid in installments. So now the gearing will look like this... 150 / 300 = 0.5
Now gearing of 0.5 is not accurate !!
The current valuation of the property has not been taken into consideration. Still using old value from 2009. The current value has already doubled !!
The true gearing should be 150 / 600 = 0.25
Aha !! Now TAGB does not have high gearing.
That is why I am always hoping for REIT. Of course there are other ways to see increase in value and that is by selling some property (Little Bay) or launching new properties such as in DA and also beside KLCC. True value will appear but limited to the launching sites only. REIT would cover much more. Hoping for that.

There are opportunities in Canada as well. Since the TAGB and Holborn JV is completed with Trump Tower there is a chance there could be more JV coming up. I am only guessing. Here is an interesting piece of news.

TrumpCare failed, Obamacare survived. The stock market (Dow) was going to have a big correction? For a while in the morning session it seemed it was going to have a hard landing but luckily started to recover and survive. This is a very good sign!!!
People still believe he can do some magic. It could very well be a good 2017 for stocks as now they gonna work on reducing corporate tax in the U.S.
Trump said he wants to achieve that by August. That hope should help the markets over the next five months at least.
It is now a wonderful time for TAGB to launch it's projects. Shouldn't waste any time. It is a beautiful opportunity and the timing is Kao Kao man.

LK036 In a year or two nobody can tell especially since there are so many factors that can affect a share price. Some of which are : Big correction to Dow Jones, Malaysia elections, collapse in oil price ( this will affect malaysian stock market) and so many other surprise factors which we cannot possibly anticipate. Now if everything stays normal, I do believe TAGB could be headed towards
RM1.00 , while TA could be around RM1.80 or more. With the property launches coming up this year and for many years to come, the potential is good.

hkc1969 Datuk continue to buy even at 0.387 last average price. Going by that I believe there is still upside coming. We should only invest with what we can afford long term, In case world markets go down. If can hold long term still is a very good buy.

IMO It will be easier to take TA private if TAGB shares held by TA are handed out to TA shareholders. That will reward the shareholders plus lower the NTA for an easier privatization.
Lets see if the coming GM brings some news. Anything interesting will raise the share price further.

Yeah hkc1969 Keep invested for long term. It is very difficult to find good counters these days. When you find something good best not to try and day trade as it is a very difficult game to play. For fun is o.k. but for some peace of mind and also to continue to gain steadily over the years it is best to keep hands in the pocket and just let things be. I am speaking from many years in the market and I have seen many good horses leave me stranded. One of them was YTLE, I bought for less than 20 sen, sold for a few sens gain. A few weeks later they got license for broadband and the counter went up and up to 90 + sen.

There are also many other possibilities. There could be some surprises, especially if TAGB wants to build up its cash reserves. It means no dividend but will increase the strength for new investments. I have to say I love this counter and have lots of faith in the family to grow the business. Pray for good guidance.

LMAO !! The research houses will come in when the counter already hit 1.00 For now they are still sleeping or giving recommendation to buy some laoyah counters.
hkc1969 I will tell you what little i know. There are 3 penthouses which are kept for recurring income. If TAGB decides to sell them some day the sale will be a clean profit. For now they are being handled by the Trump organization, I suppose to rent out to some very high profile clients.
Other thing to take note of is TAGB completed the purchase of the hotel in Feb 2017 for C$100M. This sale of property will show up as revenue or sales and the profits should show up as well. But keep in mind it is a JV between TAGB and Holborn. The sale amount will be split between the two companies. Since TAGB is buying the hotel from TAGB and Holborn there will be an increase in assets but reduction in cash. An increase in revenues and profits but we have to realise it is going from one pocket to the other pocket. Still wearing the same pants.
As for any monies still owing by those who purchased the condo units, I don't know. Maybe they have already paid in full. Basically wa tak tau on this one.
What we should look forward to for TAGB and of course TA as well is if Little bay cove gets sold. If that goes through at a good price this counters gonna fly up. My estimate is about 10 sen for TAGB and about 18 sen for TA.
Also interesting will be the upcoming launch of TA3 & TA4. This is a big project on grossly undervalued land. Keep fingers crossed. Best of luck.

Net assets moved up to 57 sen from 52 sen. Very undervalued this counter. If there was a dividend announcement together with the results would have sent the price up solidly. Good news anyways.

Was looking into Charter Hall's investment in Little Bay and what happened. Have to say it seems like they gave up their 50% stake in 2014 for maybe no profit. CH bought the land in 2008 for AUD$103M, Got into development JV with TAGB in 2010 on a 50-50 basis. The development costs were to be taken care of by TAGB. TAGB started to develop and spend some money on the infrastructure etc. Launched Solis apartments (45units) in 2011. In 2013 CH decides to sell their stake for AUD 98M. So what did they make ??
