The catalyst of L&G is the service apartment project at Sri Damansara near MRT2 with super low land cost. It is planned for launching in Q3 2021, but delayed to Q2 2022 due to COVID-19. Good news is that management informed in AGM that the tower stations at the site have been moved further away from the development site.

Most of the property companies have a lot of discounts for stock price vs assets, but it did not mean much provided that company able to sell the asses. The only way to monetize the assets are to sell them or work with different operators.

Freight rate expected to go up towards the end of year, typical peak season. The rate hike is due to congestion at ports which will not alleviate in short term due to Delta variant.

I think the negative cash flow from operation is due to the ongoing sales of the projects: Astoria Ampang, Damansara Seresta and Sena Parc are not so well in the slow market. But the company is in net cash position of 200 million with unbilled sales of 189 million, so it should not have cash flow issue.
The value of this company is with its landbank and its current valuation is so low, which is good for value investor.
Can see that the stock price has been locked in tight range, which I suspect due to action from some big player so that they can collect the shares from retail investors and those who lose their patience.
So the questions is, the latest measures from gov to help developers to sell the unsold high end strata units to foreigners, is it a game changer for the industry?

@Rotiboy I am not a guru so dare not to advise much. But few things I will consider:
1.Land bank - Purchase price, location etc
2.Unbilled sales - This tells us how much sales in the pipeline and how long it can sustain the operation
3 Inventory - How much still not yet sold, especially in slow env now?
4. Business strategy - Affordable housing or high end, strata or landed, city or outskirt
5. Cash on hand - Some companies may not able to survive through the slow down
6. Price per book value - Compare stock price against NTA
L&G may not have big name, but it has lots of land and healthy financial position.
But in this slow market, it will take some time to realize the values of its landbank.
Next year it will launch more projects, but no body can foresee the market condition.

@Rotiboy The property counters are deeply under value. Many are reaching the 2009 price level. For dividend, many have good payout above 5 or 6%, for example Mahsing, UOA, Matrix etc.

There is no need to worry because in the past 2 years the stock price went up more than the announced dividend, so it went down after dividend ex. But this year it only went up 1 cent after announcement, so I don't think it will go down after ex.

Major shareholder entered at 13.5 cents, which could form a technical support. As suggested above, the landbank at Sri Damansara already worth more than market capitalization, really under valued.

At current price, this translate into 7.9% dividend yield. I can see that the buy rate is high, probably some accumulating the stock. After election, there are signs that home buyers interest is picking up, based on observations at sales gallery.

Nemesis, I agree that share buy back does have some advantages compare to dividend, but the buy back is peanut and far from sustaining the share price. Furthermore, I see no reason to spend so much money when they tell investors they can't pay dividend as Ksl2 needs a lot of capital. Why buy land when the market is so slow, and everyone knows that their inventory is so high and can't sell?
