Property + Construction: MRT Property Play
• Much awaited Kwasa Damansara land bid to set new price benchmark for Sungai Buloh land
• Beneficiaries: Developers with strong track record, EPF parentage, adjacent landowners
• Improving visibility for construction order-book; beneficiaries: WCT, IJM, Sunway
Finally kicking off. Landowner EPF has presented the masterplan for 2,330-acres Kwasa Damansara (KD) in Sungai Buloh (formerly RRIM land) to the Selangor state government for approval. GDV is estimated at a massive RM50bn over next 20 years (vs RM10b previously) which could see the emergence of a new transportation hub. GDV/acre of RM21.5m implies potential larger contribution from commercial and high density developments compared to typical townships. Despite softer demand following recent tightening measures, KD should be well received given its prime location (near matured developments e.g. Kota Damansara, Tropicana), good connectivity (2 MRT stations), and JV with reputable developers (EPF’s role as master developer to maintain control and share upside).
Setting new price benchmarks. The first parcel to be tendered in Feb will be a 64-acre town centre-transportation hub (70% commercial: 30% residential). Potential winners will be those with strong track record & balance sheets (SP Setia, E&O/Sime, Desa Parkcity), EPF parentage (WCT, IJM Land), adjacent landowners (Tropicana) and GLC/Bumi developers (UEM Sunrise, Glomac). More may be up for grabs (8 parcels in total) with EPF projecting RM11b of land sales revenue from 1350 acres - implying RM187psf price (EPF’s cost: RM22psf). Average land cost for developers works out to 38% of GDV – on the higher side, but will depend on individual parcels (likely higher plot ratios for some). Recent adjacent land transactions have hit RM300-400psf (smaller lots).
Orderbook replenishment opportunity. For the construction sector, this would represent an additional new order win replenishment opportunity besides relying on MRT Line 2. In our view, key beneficiaries are building specialists such as IJM Corp and Sunway which should also benefit from internal order wins from their respective property arms. Both contractors have a strong track record in building Grade A office and high rise residential and should benefit from the tenders off the highly valuable commercial and residential portions with higher plot ratios. - HWANGDBS
