Total borrowing as of 30th June 2018, RM 530 million...
CASH AND FD : RM 160 million
Borrowing, net off cash : RM370 million
PROPERTY DEVELOPMENT COSTS, which are CURRENT ASSET amounts to RM1,687 Millions. A big chunk of several hundred millions should be the development cost of the BJC Mall which has reached the 3rd levels last June.
Awaiting good news from PAVREIT, then the company would be debt free or with little borrowings...

Tan Sri Desmond Lim is trying to add value to Malton. He is now helping the company venturing to the overseas market by joining hand with Nan Hai Corporation Limited, listed in HKSE, which he holds 8% shares as announced a few days ago. Nan Hai Corporation Limited has a market Cap of about HKD 13B.
The major shareholder intends to add Shareholder values. This year April and May, he bought a total of 10 million shares from the open market at an estimated average price of 65 cent per share.
The largest shareholder has confidence and see value in the company.

This FY, there is no interest payment for the RCSLS which already matured last FY and no redemption of any RCSLS as in previous few years. Rightfully, could declare better dividend going forward.
Hopefully, positive outcome from Pavreit's participation in the ownership of the Pavillion BJC Mall as announced on 13th August.
As the name already suggested Pavillion BJC Mall, wouldn't it be positive?

Just have to be PATIENT.
If you think the dividend yield is sustainable which I think it will since the payout ratio is only 23% for a 2.5 cent dividend based on last year's EPS of 10.69 cents. At the same time the current year prospects would be satisfactory as the unbilled property sales stands at RM1. 03B and the construction order book at approximately RM1. 5B
The yield now is 4.9%

That's is a complete different story from then and now... Highest was 1.94 and recent lowest was 0.49.. Now 0.51

Malton at 0.515 has a yield of 4.8%. The dividend payout ratio is only 20-30 % from historical records... So it is likely sustainable.
When it was 1.26, the yield was 2%
That is the major difference

There are so many parameters to consider.
Share price to book value
Share price to RNAV per share
Historical PE ratio, historical 10 years track records.
Propective PE. Earning visibility for the next few years.
Dividend Yield, historical 10 years track records.
Compute a company against the other B4 you arrive at a conclusion.

Malton never failed to give dividend since 2010.
Since 2012, the dividend is 2.5-3.0 cent per share.
Many companies never give consistent dividend. Some never give but only give upon sales of assets and left with no other business.
I first bought Malton @50 sen. It gives a yield of 5%. It is an asset as I can count on it for a steady income source better than FD with potential of good capital gain.
With the unbilled property sales of RM1.03 billion and construction order book of about rm1. 5billion, there is earning visibility in the next few years.
There are also ongoing projects being launched like the Duta Park Residences with GDV of about RM850 million.. Total GDV of future projects approx RM9 Billion..

Malton ventures to Overseas. It now partners Nan Hai. Tan Sri Desmond Lim is also the 2nd largest shareholders of Nan Hai, holding 8.03% shareholdings or 5.5 Billion shares.
At Nan Hai's today's closing price @HKD 0.19, DL's investment in Nan Hai worth more than HKD 1 BILLION. Nan Hai's Market Cap is more than HKD 13 Billion.

The GDV of the the project is about NTD 60 Billion or USD 2 Billion.
The contract value for the CONSTRUCTION of the SUPERSTRUTURE of the project is not disclosed. Assuming 30%-40% of GDV would be USD 600-800 million or RM 2.5-3.25 Billion. Malton's 20% is only RM500-650 million. It will take many years to construct if the bid is successful. I don't think it needs a lot of capital.
Btw, Malton currently has an outstanding construction order book in excess of RM1 billion.
If the bid is successful. Good news for Malton.

Malton jointly submit a bit for a property project in Taipei with Nan Hai Corporation Limited. Malton holds 20% while Nan Hai 80%. The tender may or may not be successful.

No one would sell his shares by parking 4×500,000 shares @54.5 cents on board at one go! Obviously it is blocking the share price from moving up with the intention to buy cheap from the poor and helpless small retailers, as fund managers shun away from property stocks now.

TSRDL bought 6,200,000 shares in May 2018, in the open market, details as follows :
23.05.18 bought 2,180,000 shares
24.05.18 bought 3,100,000 shares
28.05.18 bought 500,000 shares
30.05.18 bought 420,000 shares
It was after 9th of May, after PH won the election and after the raids of Pavilion Condominium...
The share price was so depressed due to the above. TSRDL certainly knew what he was doing in buying the shares.
Now the price is again so depressed. Would he buy if he would not trigger the "Creeping Threshold" for an MGO. He can't buy more than 2 % in a 6 period.

Small retailers are helpless as there are no big institutional buyers... Property stock is out of favor now... That's why the price keep dropping even though fundamentally it is good..
